As we move further into July, the spring/summer selling season in the land market is in the process of winding down for the traditional break before the autumn selling season begins in earnest in September.

However, Jordan Town & Country Auctioneers, Newbridge, will bring two interesting properties for sale by public auction at the end of this month that will be worth keeping an eye on.

The first property being offered by Jordan is Riverstown House, situated at Kildangan, Kildare Town, Co Kildare. Set on 47 acres, Riverstown House is a period residence dating from circa 1750 to 1800. A protected structure, the five-bedroom house is in complete need of renovation according to selling agent Clive Kavanagh of Jordan but does offer potential. “This could be a lovely property but it needs an overhaul,” added Kavanagh.

Riverstown also includes a decent block of land extending to 47 acres and a farmyard. The yard includes two separate haysheds. The first is a four-span hayshed with lean-to, while the second is a three-span shed also with a lean-to. The yard includes the remnants of an old piggery, a cow house and a number of other stone outbuildings in moderate repair.

The land itself is said to be of reasonably good quality. Laid out in four principal divisions, the land is all under grass and includes about 250 metres of frontage on to the adjacent River Barrow. During the wetter times of the year, some of this land close to the river can be prone to some flooding.

According to Kavanagh, a good number of interested parties have viewed the property ahead of the auction at the end of the month. For those looking seriously at the house, the big question is how much it will cost to restore the building. A number of farmers have also looked at the land but there is no real appetite among these customers for the house.

As such, Jordan will offer Riverstown House and lands in its entire and in two separate lots when it goes under the hammer. Lot one extends to the period house and the adjacent farmyard set on 28.6 acres, which is guided at €350,000. The second lot extends to the remaining 18.5 acres of land which is separated from the rest of the property by a public road.

According to Kavanagh this is the best of the land and will attract farmer interest. It is guided at €180,000 or just under €9,700/ac. Riverstown House and lands will be offered for sale by public auction on Friday 22 July at 3pm in the Keadeen Hotel, Newbridge.

Tullybridge

The second property being brought to the market by Jordan Auctioneers is a residential holding at Tullybridge, Tully West, Co Kildare. The property comprises a modern dormer set on 44 acres of land currently in permanent pasture, which is described as average in quality.

The 2,500 sq ft house was built in the early 2000s and is an attractive home that includes a sitting room, dining room, kitchen, along with five bedrooms, three of which are en suite.

According to Kavanagh, the location of this property is the biggest plus given its proximity to Kildare town and the M7. While there has been a good bit of interest for the property so far, Kavanagh says it’s mainly come from those with an eye on the house and possibly using the land for a bit of hobby farming, especially given how manageable the 44-acre holding would be.

Jordan Auctioneers is guiding the house and land at Tullybridge at €500,000, which will be attractive to prospective buyers given how hard it can be to come by land in Kildare for this sort of money.
