The average selling price for farmland in Derry rose by £1,386/ac, or 12%, last year to reach £12,623/ac.

The Oakleaf County stays in fifth place among NI counties for land price. Across the island of Ireland as a whole, Derry sits in 15th position, which is up from 20th place in 2024.

Our records show that 2,659ac of land were offered up for sale in Derry during 2025.

This represents a 45% increase year-on-year.

However, figures for the county are heavily influenced by the 1,075ac Eglinton Estate which came on the market back in June 2025. When that single property is omitted, the remaining acreage for sale in Derry is actually 13% lower than the 2024 total.

Average lot

There were 61 pieces of land publicly put on the market in the county last year, which makes the average lot size stand at 44ac. Again, Eglinton Estate has inflated the figures as it compares to 62 farms averaging 30ac in 2024.

We found just over a quarter of properties on the market in Derry during 2025 included a dwelling house or approved building site. Over 40% were under 15ac in size, with 27% between 16ac and 30ac while 30% were 31ac or more.

The top price recorded in our survey was just over £19,000/ac for a parcel of good quality land that extended to over 100ac in size.

At the other end, the lowest price was just over £4,800/ac for another sizeable parcel in the west of the county.

There were no transactions in our Derry survey which made over £20,000/ac. We found 20% of sales were in the £15,001-£20,000/ac bracket and 57% were between £10,001-£15,000/ac.

Just under a quarter of sales in Derry during 2025 made under £10,000/ac.
