There have been a number of good land sales in recent days.

In Co Cork, CCM Property has just gone sale agreed on 34ac and a house at Kilshanny which is on the edge of Mitchelstown.

The entire has been sold in two lots for a total of €745,000 or €21,900/ac. The land (33ac) made €485,000, or just under €15,000/ac.

The two-storey farmhouse on one acre, with outbuildings, sold for €260,000.

Dublin tillage land

A 48ac block of tillage land in north Co Dublin sold by auction last week for €1.275m, or €26,500/ac. The land at Kilmartin, Mulhuddart was sold in an online auction by Coonan Property.

While the land is within a few kilometers of the suburbs and commercial parks of north Dublin it is not zoned for building development and does not have any planning permissions. It is on the boundary of the 2017-2023 Fingal Development Plan.

The holding currently in stubble, is in four fields and has a hayshed with lean-to.

Three active bidders took part in the auction, one a farmer and the other two business entities. After reaching the reserve of €960,000 the property went on the open market and sold at €1.275m. It was bought by one of the commercial bidders.

Residential farm sale in Galway

Galway auctioneer Martin Tyrrell has sold a 38ac farm at Dereen, Abbeyknockmoy for €260,000. The land –which is of mixed quality – was in two divisions facing each other across the main Galway to Roscommon road. The residence was described as “old style” and has not been lived in for some years, so it is in need of full refurbishment.

Tyrrell said that he is in advanced negotiation on three other farm holdings in north Galway, in progressive farming areas.
