An 8.55ac parcel of land in Co Kildare has sold at auction for €1.51m, equal to just over €175,000/ac.

The field is at Blackchurch, Kill and was brought to auction by Jordan Auctioneers.

The land sits on the edge of the N7 dual carriageway between Naas and Dublin City.

This location was a key selling point with Dublin city centre just 23km away and the M50 15km away.

Uniquely, the land has frontage on four sides on to public road.

There was phenomenal interest in this holding when it was launched on the market, auctioneer Clive Kavanagh said after the auction.

100 prospective buyers

“There were enquiries from more than 100 prospective buyers.” Eighty people attended the auction and there were several active bidders, he said.

The land is in tillage and is good quality. The property includes a farmyard with a three-bay hayshed and a derelict cottage. The yard is in the middle of the field, accessed by a gravel avenue.

“This was not an agricultural price,” Kavanagh said. “The market was paying for what it saw as future opportunity.”
