Summer is well and truly under way at this stage and more big farms are on the market, as are bigger residential properties.

Among them are the holding at Johnstown, in Slanemore, Co Westmeath, and Cloonrane House in Strokestown, Co Roscommon. The former is a 90-acre holding with traditional period home. The latter features a similar traditional home, with less land at almost 50 acres.

Both properties are being offered via public auctions this month, with Cloonrane House under the hammer on Wednesday 20 June, six days after the holding at Johnstown in Westmeath goes for sale on Thursday 14 June. Both holdings are being offered to the market by Dillion Murtagh of Murtagh Bros of Mullingar.

House on 90 acres at Johnstown

The first of the properties to go under the hammer is the more substantial of the two in terms of acreage. Standing on circa 89 acres, the holding contains a detached four-bedroom residence and a range of original farm buildings behind the house.

The land

The land is laid out in one block surrounding the house. The majority of the land is very good grazing ground, with circa 20 acres of heavier soils to the rear of the overall property. There is a good shelter belt throughout the fields, ideal for livestock. The fields are large and can easily be subdivided. The land is currently laid out in permanent pasture. It was previously farmed by a drystock farmer who has leased the land since the current owner bought the holding circa 20 years ago.

The house

The house is a four-bedroom detached home. Traditional in nature, the two-storey house features an entrance hall, drawing room, dining room, kitchen and utility. It also contains sash timber windows. The residence is centrally located in the overall holding, with the lands surrounding the house. There is a selection of mature trees around the house, which gives an element of privacy to the holding, while there is a well-maintained garden to the front of the residence. Organic Cloonrane House

Cloonrane House in Strokestown is a nice package on 48 acres of land, 36 acres of which is organic. Along with the primary residence, this holding also comes with a one-bedroom stone cottage, which has recently been refurbished. Overlooking Finlough Lake, the property is just four kilometres from Strokestown.

The house

The residence itself is the main feature of the holding. It is a two-storey, four-bedroom home that is south-facing, according to auctioneer Dillion Murtagh. As well as four bedrooms, other features of the house include a tiled entrance hall, drawing room, dining room, kitchen and utility. The stone cottage, also referred to as “the herd house”, contains one bedroom, a kitchen-cum-dining room, living room, bathroom and utility. Similar to the primary home, it contains double-glazed sash windows. It also contains a study. According to Murtagh, this is a good source of income, with it being rented through AirBnB.

The land

The 48 acres at Strokestown are organic and the property is currently all in permanent pasture.

It is well fenced, has a water supply and is maintained well. The current owners are businesspeople from Dublin who have farmed the land themselves with drystock.
