Limerick gem

A Limerick gem made €200,000 more than its guide when it went to public auction on 27 October. The circa 72 acres sold for almost €13,000/acre at the well-attended auction.

The property, located in the heart of the golden veil in Herbertstown, Co Limerick, began bidding at €600,000. Nine bids later, the holding rose to €720,000 before being placed on the market after a pause and consultation with the vendors.

Upon resumption, bidding became competitive and it took 18 bids before the hammer dropped a nifty €920,000, well above the guide price of circa €720,000. In total, there was five separate bidders on the land. The land, which is of top quality, contains extensive road frontage on to two roads. It is laid out in seven manageable divisions and also contains a derelict stone-cut farmhouse and outbuildings.

The sale of the farm at Herbertstown took place at the Deebert House Hotel, Kilmallock, Co Limerick, with over 50 people present at the auction.

The auction was conducted by Tom Spillane, Tom Spillane & Company Ltd, with Paudie Lynch of Lynch and Bradley, Solicitor, Killarney, for the estate.

Major competition for 68 acres in Meath

A highly anticipated auction hosted by Raymond Potterton, Navan, last week didn’t disappoint and the hotly contested 68 acres in Kells was fought for until the last bid.

€730,000 won the day as five bidders competed for this quality parcel. Opening at €500,000, the holding, which was offered in one lot, was bid to €630,000. At this point a break with consultation was called and subsequent resumption saw the property placed on the market. This triggered a flurry of bids from various interested bidders, with three bidders actively present when the parcel went north of €700,000. Eventually it was a local bidder who won the day, with a final bid of €730,000 proving to successful. Irish Country Living understands that of the five bidders, two were local while three were from outside the locality.

Located at Kilbeg, Carlanstown, Kells, the lands themselves are of high quality. Rented out for the last 20 years, circa 60 acres consist of good grassland. It has been maintained very well, is said to be well fenced and contains an extensive shelter belt for animals through natural hedgerows and a row of hawthorn trees.

The land is divided in eight paddocks and is described by the auctioneer who handled the sale, Stephen Barry, as a dream for any livestock farmer. The auction took place in the auction room in Raymond Potterton’s in Navan.

12 acres for €110,000

Offered last week by Raymond Potterton, Navan, was a circa 12-acre parcel at Ballivor, Co Meath. The property, located circa 15km from Trim, began bidding at €80,000 before two interested bidders bought that up to its final price. In the end, it was the man who started the bidding whose final bid proved successful under the hammer at €110,000. The land is positioned adjoining a housing estate and there may be future potential in the holding.

Mixed news for 115

acres in C0 Carlow

115 acres of predominantly top -quality land that hit the market in Co Carlow a few weeks ago had mixed results at public auction recently.

Located 3km from Clonegal village in south Co Carlow, the property was offered in three lots including the entire. Both lots were withdrawn, with the first lot sold after auction. Lot number one consisted of 80 acres, including the farmhouse and outbuilding. It also contained a two-bed single-storey residence in need of refurbishment and farm buildings. This lot opened at €450,000 and with the help of two bidders rose to €560,000, at which point the holding was withdrawn. Negotiations followed and the property was sold to a local farmer in the region of the guide price of circa €600,000 to €650,000.

Lot number two did not have such luck. Opening and sticking at €300,000, this parcel was withdrawn. Although negotiations continued and significant interest has been shown since auction, it has not yet sold. This lot of circa 35 acres is currently used for both tillage and grassland, with the grassland being more predominant. Both lots contain duel-road frontage to the main Clonegal/Ardattin road. They are divided into two lots by the public road. Of the 115 acres, 15 is comprised of woodland and scrub in need of attention. With some work, this land could be returned to agricultural production. The sale was handled by David Quinn of Quinn Property.

59 acres sold before auction

An excellent circa 59-acre parcel in Co Wicklow was sold before auction. Located at Ballygannon Beg, Rathdrum, Co Wicklow, this attractive holding sold at what is believed to be around the guide price of €450,000 to €500,000 to an adjoining land owner. Handled by Quinn property, the holding contains 59 acres, with over 50 acres described as great-quality by Quinn, with the balance comprising of a hard-core area with some lands sown under forestry. The land is in two divisions, with over 500 metres of frontage available to the public road. Currently in tillage with free-draining soil, the land is suitable for just about any agricultural use. It is laid out in one large division beside the public road.

Eventful auction sees 1.65m for240 acres at Brittas Bay

240 acres at Brittas Bay, Co Wicklow sold under the hammer for €1.65m at an eventful public auction. In an auction that saw auctioneer Paddy Jordan of Jordan Auctioneers having to go back and forth between lots to maximise the price, it was the entire that won the day, settling for €1.65m or €6,875/acre. The property, which was offered in three lots, was originally guided for circa €1.3m prior to auction.

Lot number one, a circa 131-acre holding, began bidding at €500,000 and was eventually bid to €800,000. Originally guided at €655,000, this lot is predominantly in rough grazing but has been used as tillage land in the past. Situated on the western side of the R750, this holding is laid out in nine divisions.

Lot number two opened at €300,000 and was bid all the way to €800,000. Comprising of 109 acres, the land is laid out in circa seven divisions and was previously used as a private landing strip. Including an aircraft hanger and some additional buildings, which are in disrepair, this holding was originally guided at a similar price to lot one. Lot number three, the entire, was eventually bid to €1.65m after a see-saw hour-long auction, which saw Jordan go back and forth between bids. The well-attended proceedings saw the property bought by a Wicklow farmer acting in trust.

The property, located 3km from the M11 motorway at junction 19, was originally put on the market in 2015 and was handled by two different agents. In 2008, just prior to the economic collapse, a major tourism resort had been planned on the lands to include a hotel, 18-hole golf course, holiday cottages, health spa, fitness centre and sports academy.

13,850/ acre for 13-acre holding in co Kildare

A circa 13-acre holding sold for €180,000 near Kilcock in Co Kildare at a well-attended public auction. The property, located at Fanaghs and Lugadoo, Tirmoghan, Kilcock, Co Kildare, began bidding at €100,000. Two interested parties bid the holding to a high of €180,000, before the hammer fell on the parcel.

Sold in one lot, the holding contains two paddocks and is well fenced as well as high hedges which give extensive shelter for animals. It is believed that the property was sold to a farmer in the area. Paddy Jordan, the auctioneer who handled the sale, said that the land was of top quality and the property went well above the €10,000/acre guide price.
