After rising steadily for the past three years, land prices in Co Clare paused for breath in 2025.

The average fell by 2% to €10,268/ac, from €10,530/ac the year before. Perhaps the high weanling prices of autumn 2025 will reverse this dip in 2026.

For our study, we examined just over 100 farms and parcels that were put up for sale last year.

This was down from 123 the year before. We did our calculations on 14 farms that had sold by year end and met our criteria – down from 23.

Among the notable sales, Sherry FitzGerald McMahon sold a 73.5ac farm with a small commonage share at auction for €1.54m, or approximately €21,000/ac.

Record land price

The holding at Ballymacrogan, Ruan, included a farmyard. This could be a record for land prices in the county.

The same auctioneers sold a 54ac residential farm at Cutteen, Tulla, for €1.06m.

GVM sold 140ac at Broadford and Tulla at auction for €1.55m while GVM, with joint agents O’Neill & Co, Naas, sold a 95ac holding at Ballycannon West, Meelick.

It was withdrawn at auction, but sold afterwards for in excess of its €750,000 guide price.

In Tulla, Goffs Property sold Brook Lodge on 79ac at auction for €1.27m.

Pat Considine held a number of successful auctions which included 65ac outside Kilkee for €684,450 and 20ac at Cahermurphy, Kilmihil, for €210,000.
