The owner, who is retiring from farming, bought the property back in 1983, built the residence in 1986 and constructed the slatted shed in the late ’90s. Situated on a poised site, the property overlooks Lough Owel – which borders the main N4 Dublin/Sligo road – and comes with expansive countryside views of Westmeath.

The land itself is set out in one block of six fields that are accessed from a central farm roadway and the majority is sheep fenced. The farm extends down to the Gaine river and a geological report is available regarding the sand deposits that are found on the land.

Extending to 2,500 square feet, the residence features four double bedrooms, two reception rooms, kitchen, utility and a family bathroom. Outside, there are four horse boxes, a double garage, a six-bay lean-to and cattle pen and crush. There is also a slatted shed suitable to accommodate 100 cattle and a sheep dipping tank.

Described as “a fine property”, selling agent Eddie King from ERA King Auctioneers, Mullingar will auction the farm in one or two lots that include the house and yard on c.15 acres, and the remaining 91 acres, respectively. It’s understood that public viewings take place every Thursday and Saturday but there are also private viewings by appointment. Apart from local interest, it’s understood there has been a couple of enquiries from across the water from people who are believed to have a local connection. A guide in the region of €900,000 (€8,500/acre) is quoted for the entire.

The auction takes place in the Greville Arms Hotel, Mullingar at 3pm on 26 September.
