Auctioneer Joe Coogan, Castlecomer, withdrew a 10-acre parcel of land situated in Slat Upper, The Swan, Co Laois, at €75,000 at last week’s public auction. It’s understood that some fresh interest has emerged since the auction and a higher offer was received. Talks are continuing, but no deal has been concluded yet. The guide quoted prior to auction was €8,000/acre.
Elsewhere, Coogan also offered an 18-acre parcel of land situated in Cruttenclogh, Coon, Castlecomer, Co Kilkenny, for sale by auction. Suited to summer grazing only, the property was withdrawn at €80,000, but sold later that evening for a figure believed to be in excess of €100,000, to a farmer from the area.
The same agent handled the public letting of a 65-acre farm situated in Oldtown, Abbeyleix, Co Laois.
The land is currently in grass and was being let until 1 November 2015. It was knocked down at €290/acre to a dairy farmer living about three miles away.
32 acres in Westmeath make €187,000
There were three bidders at last week’s auction of a 32-acre parcel of land situated in Reynella, Mullingar, Co Westmeath.
The land, which was in need of attention, sold under the hammer to a neighbouring farmer for €187,000 (€5,800/acre). James L Murtagh, Mullingar, handled the sale.
Meanwhile, the same agent withdrew a lovely 16-acre piece of ground situated in Scurlockstown, Delvin, Co Westmeath, at auction recently.
Reported to be a “super parcel”, the land is currently open to offers through selling agent James L Murtagh, Mullingar. The guide is €8,000-€8,500/acre.
Galway land bid to €200,000
A 30-acre non-residential parcel of land situated in Gardenfield, Tuam, Co Galway, opened at €150,000 at last week’s public auction.
The bidding steadily moved to €200,000, at which stage auctioneer Martin Tyrrell, Tuam, withdrew the property. Private negotiations ensued and it’s understood that an offer in the region of €220,000 has been received. No deal has been reached yet, but talks are continuing.
Meanwhile, Tyrrell is also handling the sale of an attractive 40-acre residential farm situated in Fohenagh, Ballinasloe, Co Galway. Reported to be “prime land”, the farm is laid out in nice divisions and comes with good road frontage.
It also has a three-bedroom bungalow residence and a useful range of out-offices. The guide price is €300,000.
