A 39.8ac non-residential Golden Vale farm will be sold by auction in the middle of September.
An executor sale that is being handled by Richard Ryan of GVM Auctioneers, the lands at Ballyguile and Ballynoe, Castletown, Kilmallock, Co Limerick are offered as an entire or in a number of lots.
Lot 1 consists of 14.3ac divided into two large fields and it is adjacent to Lot 2 which contains the yard on 24.5ac. Within the yard there is a two-bay lean-to and some stone outhouses. The land in this lot is laid out in six fields with hedgerows forming the boundary. A combination of both, 38.8ac is offered as Lot 3.
Farming activity
All in permanent pasture with mains water supply, the land is of varying quality with parts very good, while other areas are heavier in nature that would benefit from improvement works to reach their full potential.
With the exception of a 1ac field which is offered as Lot 4, all the land is together and is presently all in grass and has over 500m of frontage onto the R518.
Situated on the eastern side of Lees Cross, this land is well located with Charleville and Kilmallock both within 17km to the east of this holding, while Newcastle West is a similar distance away heading in the opposite direction.
There’s a lot of farming activity going on between those towns served by an excellent road network. This farm is sure to draw plenty of attention and comes with a guide price in the region of €10,000/ac.
The hybrid auction takes place at 3pm on Friday 19 September next, with the public element taking place in Kilmallock Mart, and the online auction hosted on the LSL auctions platform.
