Grangemore Stud, The Curragh, Co Kildare, has just arrived on the open market. For people in the bloodstock industry, Grangemore is synonymous with horse breeding, with top names such as Scorpion (Champion three-year old stayer in Europe in 2005 including Coronation Cup Gr), Zipping (winner of over AUS $3 million in Australia), Galmoy, Gayle Gal and Dance Beat bred on the farm. Just as popular was its owner, the well-known breeder John Colleran, who was the brainchild behind the success of many of the progeny born and reared at Grangemore. The unique location, situated on the edge of the Curragh, allows easy access to many of the facilities on the Curragh, including the Flat Rath and Walsheshill all-weather gallops and schooling grounds.

Described as “one of the best farms in the area”, Grangewood comes to the market with a 2,400 square feet residence, a stable yard and 103 acres of top-class land. Given the infrequency of land for sale in the area, it represents a wonderful opportunity for a local or, indeed, an outsider to acquire an attractive property in such a sought-after area.

Although the property has been used as a stud facility for a long number of years, it isn’t overcrowded with extensive stud facilities and could be transformed into a workable suckler, beef or dairy operation.

Accessed off the M7 motorway at the exit for Newbridge/The Curragh, the farm is set out in three blocks, all situated within close proximity to each other. The main holding comprises the house and yard on 73 acres with a further 25 acres situated directly across from this. The remaining 8.5 acres is located at the cross roads. Laid out in 13 post and railed fields, the land is serviced from an internal farm roadway and is sheltered with mature hedges and trees. The land is classified under the Elton series of soil types for Co Kildare which is derived from Limestone drift and a small component of sand and shale. Each block has extensive road frontage.

Extending to 2,378 square feet, the bungalow residence was extensively refurbished in 1997 and features two reception rooms, kitchen, study, office and two en-suite bedrooms along with an fully plumbed outside utility room.

Under tarmac, the yard has two separate entrances and comes with 26 boxes, tack and feed room, two seven-bay hay sheds, loft with canteen, sitting-up room, stocks and a dung stead. There is also a large grain loft which could be converted to staff accommodation.

Expected to generate a good level of interest over the next three weeks, Grangemore Stud goes under the hammer on 6 December at 3pm in the Keadeen Hotel, Newbridge. Given the prime location and the quality of the package on offer, the property is guided in the region of €2 million.

Jordon Auctioneers, Newbridge, is handling the sale.
