42-acre equine farm in Roscommon bid to €400,000
An attractive 42-acre residential farm at Ballinafad, Strokestown, Co Roscommon was withdrawn at €400,000 at last week’s public auction. Selling agent TP Walsh Auctioneers, Dromod and Rooskey, opened the bidding at €300,000, which steadily progressed to €400,000 with the help of the active bidders. Falling shy of the €500,000 guide price, the property was withdrawn at €400,000 and is currently under negotiation. It’s understood that the three bidders at the auction included a Northern Ireland buyer, a person from Mayo and a UK customer.
Over the weekend, a new party expressed interest in the race track and stable yard on 10 acres. It’s believed that the agent is open to offering the property in a range of lots that include the residence on circa two acres, 30 acres of land (which may generate farmer interest) and the race track and stables on circa 10 acres. Described as a “lovely holding”, the property comes with a purpose-built 1.25-mile race track built to an extremely high standard, 22 stables and a three-bed bungalow residence.
84-acre farm in North
Galway making progress
An 84-acre non-residential grazing farm at Feeragh, Belclare, Co Galway, was bid to €310,000 at last week’s public auction. Part of the former Keville estate, the farm was used over the years to graze cattle and sheep and would be one of the bigger blocks to arrive on the market in north Galway in recent years.
Despite having two active bidders, selling agent Martin Tyrrell, Tuam, withdrew the farm at €310,000 last week and is currently in negotiations with some interest parties. It’s understood that some fresh interest has emerged since the auction and some progress has been made. A guide in the region of €400,000 is now quoted.
Frantic bidding at Offaly auction
The atmosphere was electric at last week’s auction of a 48-acre fragmented farm at Clareen, Birr, Co Offaly, which went on to exceed expectation when it sold in five lots for a combined figure of €571,500. A large crowd turned up to Dooleys Hotel, Birr, for the auction which had all the hallmarks of a local event, with many turning up to support the vendors while others were eager to get a slice of the 48 acres that were on offer. The farm, which is in the townlands of Grange and Ballygaddy, was laid out in five separate lots, all within relatively close proximity to each other.
On the day, auctioneer John Ryan, Birr, kicked proceedings off with the first lot comprising 11.14 acres at Grange. Sloping down to the river, this lot opened at €80,000 and eventually sold to a solicitor in trust for €134,000. It’s thought he was acting for a local farmer.
A further 8.91 acres of elevated land, just a quarter of a mile down the road, was bought by a farmer from the neighbouring parish of Coolderry for €116,000. Then the farmyard on 28 acres at Ballygaddy crossroads was split into three individual lots. These included 8.524 acres of stubble which was eventually snapped up by a farmer for €107,500.
A further 10.44 acres of pasture land was bought by a local farmer for €98,000 while the final lot comprising the farmyard on 9.12 acres went to the market at €106,000 and later sold to a local farmer for €116,000. This gave a combined total of €571,500 or an average of €11,900/acre.
30 acres on Wicklow/Kildare border makes €360,000
A 30-acre residential farm at Rathtoole, Moone, Co Kildare, sold in two lots for a combined figure of €360,000 at last week’s public auction.
Selling agent Joe Kinsella from Kinsella Auctioneers, Baltinglass, dropped the hammer at €240,000 for the house on circa 15 acres while the remaining circa 15 acres, which is accessed from a right of way, made €120,000. Both lots were purchased by the same buyer – a local business family.
23.5 acres near Dunlavin
Selling agent Joe Kinsella from Kinsella Auctioneers, Baltinglass, is handling the sale of a 23.5-acre non-residential parcel of land at Raheen, Dunlavin, Co Wicklow, by private treaty. Located just off the main N81 Blessington/Dublin road, the property is laid out in a single 23.5-acre field, is currently in stubble and is guided in the region of €12,000/acre. Local farmer secures
Carlow farm at €860,000
Despite being offered in four separate lots, it was the entire that commanded the most money at last week’s auction of a 77.4-acre residential farm at Old Derrig, Killeshin, Co Carlow. On the day, two keen bidders saw selling agent Thomas Byrne, Carlow, declare the farm on the market in its entirety at €860,000. With no further offers, the hammer quickly fell at €860,000 to a local farmer, which works out at €11,100/acre. The underbidder was a solicitor acting in trust.
In the same family for 120 years, the land was use to graze beef and sheep cattle over the years. The property came with an old two-storey residence and has good road frontage
54 acres near Killeshin
Before the arrival of the 77.4-acre farm at Old Derrig, land hadn’t arrived on the market in the Killeshin area for some time. But just two miles up the road from Old Derrig, auctioneer Thomas Byrne is currently handling the private sale of a further 54 acres of grassland. Non-residential, this farm is being offered in one or two lots and is guided in the region of €11,000/acre.
