A whopping €21,300/acre was realised at last week’s auction of a 223-acre residential farm situated in Ravensdale, Leixlip, Co Kildare. This was a real hidden gem, situated adjacent to the renowned Carton House Hotel, just 12 miles from Dublin and close to Maynooth, Leixlip and Dunboyne. The property generated inquiries from all over the country, with up 25 viewings having taken place over the course of the selling campaign, which included a couple of parties from the US.

While it may have been the “perfect property” for auctioneer Willie Coonan, Maynooth, it certainly materialised into the perfect auction for the agent last Tuesday. Before a good crowd that included plenty of onlookers, Willie opened the bidding at €3m. With four active bidders in contention, the sale price gradually progressed in €50,000 increments to €3.8m. At this stage, Willie consulted with the vendors and invited further offers on his return. The bidding then proceeded to €4.1m, at which point Ravensdale was officially declared on the market.

Then two bidders decided to take a back seat. However, the two that remained clearly weren’t finished doing business and the momentum took off. Within seconds, it became crystal clear that this auction wasn’t coming to an end any time soon.

Neither side willing to concede, it took a further €650,000 before the hammer finally came down at €4.75m in trust to a Dublin-based solicitor. It is not known who the solicitor was acting for. Among the other bidders was a local farmer, a Dublin-based business man and another solicitor. The selling price equates to €21,300/acre, which represents an extremely strong price for a 223-acre farm. However, it is worth bearing in mind that the property came with a 9,000 square feet residence that dates back to 1765. Accommodation included four large reception rooms, six main bedrooms and three staff bedrooms. Ravensdale also came with an enclosed stone garden, a courtyard, a gate lodge and two semi-detached cottages.

On top of all this were 90 acres of tillage land and 133 acres of parkland and grassland. Ravensdale was one of the nicest properties to arrive on the market this year, but it does require further investment. Interestingly, this was the first land auction to ever take place at Carton House.

Willie explained that he had three serious underbidders who were interested in acquiring farms ranging from 130-300 acres with or without a house in the Meath/Kildare region.
