Auctioneer Denis Howell from Warren Estates, Gorey, finished his autumn land auctions on a high when a 90-acre non-residential farm at Ballydaniel, Camolin, Co Wexford, was knocked down at €14,100/acre at last week’s public auction. Set out in one big 90-acre block, Ballydaniel is one of just three sizeable farms that have been offered for sale in the Gorey region this year and although a lot of interest was anticipated, it all boiled down to just two active bidders on the day.

Over 30 people turned up to the Loch Garman Arms for the auction where Denis took a high opening bid of €800,000. From there, the sale price steadily moved in €20,000 increments to €1m. After a short recess with the vendors, the farm was declared on the market at €1m but this didn’t seem to phase the two main bidding parties. Moving in €10,000 increments, the bidding briskly shot past the €1.2m mark but it took another €70,000 before the hammer finally fell at €1,270,000 to a local dairy, beef and tillage farmer.

The underbidder was believed to be a consortium of three locals who were endeavouring to buy the farm between them. This works out at €14,100/acre which is well ahead of the €10,000/acre guide price.

The property, which has frontage onto the main N11 Dublin/Enniscorthy road, comprises 56.5 acres of stubble ground and 33.5 acres of grassland. With the exception of a few acres that need to be drained, Ballydaniel is a fine block of land conveniently located on the outskirts of Camolin village.
