Almost 200ac will go under the hammer at an outdoor auction at Maplestown, Rathvilly, Co Carlow on 23 July. Predominantly in tillage, there are three separate parcels of land in this executor sale.

64ac at Maplestown

The first section is 64.45ac at Maplestown, Rathvilly. It is located some 4km from Rathvilly village, down some narrow country roads.

At the entrance you cross a cattle grid and a short lane leads up to the farmyard and residence. As you drive up the laneway; to the left is a field of oats and to the right is a field of barley.

The house is a three-bedroom block-built bungalow with a slate roof in need of refurbishment. The farmyard has a selection of old buildings and the ruin of what was once likely a dwelling house.

There is a four-span round-roof shed with concrete walls and a concrete floor. There is also a four-span round-roof shed with double lean-to.

Other buildings include an old hen house and old dairy.

A lane from the back of the yard runs between the two main field divisions to another road, providing a second entrance.

46ac at Ballyoliver and Ballybit

The second section of this farm is a 46.27ac holding at Ballyoliver and Ballybit.

This is a non-residential piece of ground in two field divisions. One field is currently in fodder beet, while the other is in barley.

The land is located along the N81, providing good access for large machinery if desired. It is approximately 3km south of Rathvilly village and 8km from Tullow.

There are two entrance points from the public road; one for each of the two fields. The property is bounded on one side by the N81 and on the other side by the River Slaney and the old Tullow-Dublin railway line which is no longer in use.

Walking into the field from the road, you must go up a slight incline to the highest point of the field before you will see the River Slaney.

77ac at Coolmanagh

The third and final section is 77.25ac at Coolmanagh, Hacketstown, Co Carlow. The farm is located on the main Carlow-Hacketstown road (R747), providing good access for machinery. It is approximately 5km from Hacketstown.There are two ways to enter the yard; one is down a narrow laneway that passes between two houses. It is large enough for a car but definitely not a combine. The other entrance is through a set of galvanised gates, down a gravel roadway. A small area of native woodland has been planted on the piece of land between the two roadways.

Part of this property is in grass with grazing livestock when Irish Country Living visited. The rest is in wheat and oats at the moment. There are a number of old sheds in the yard and livestock handling facilities. This property also includes a bungalow that is not near the yard. It is a two-bedroom residence in need of modernisation.

The land is currently leased out on a seven-year lease which will end in January 2021. The auction of the three properties will take place on the lands at Maplestown (Eircode R93 KX67) on 23 July at 3pm. The selling agent is REA Dawson, Tullow.
