A fine 70ac farm of good-quality land with payment entitlements and a small farmyard has come on the market near Golden, Co Tipperary.

The land is at Ballyglasheen and is being sold by Matthew Ryan and Son auctioneers. It will go for public auction on Thursday 14 October at 4pm. The guide price is €1.1m (€15,714/ac).

The farm is in a central location. It sits between the Tipperary to Cashel road (N74) and the Tipperary to Waterford road (N24 ).

It’s 2km to Bansha, 7km to Golden, 9km to Tipperary, 13km to Cashel, 16km to Cahir and 50km to Limerick. The land has close to 1km of frontage on the L4306 which is the Bansha to Thomastown Cross road.

There is good land in the immediate area and the land for sale is good quality with good fertility. It has been used for tillage in recent years in a rotation of cereal, beet and beans. It can grow 30t/ac of beet and 4.5t/ac of winter cereals, according to the auctioneers.

“The land is slightly elevated and there are outstanding views of the Galtee Mountains to the south,” Matthew Ryan says. The 70ac is in one block.

The farmyard is relatively small but has a number of buildings that are in good condition plus an open yard area. The sheds include an A-roofed two-bay barn and a number of smaller stone outbuildings. There is also a sand lunge arena.

The farm is being sold with 28 entitlements to EU Basic Payment Scheme which have a current value of approximately €8,500 per annum.
