There is a nice bit of land coming onto the market in the southeast. One of the highlight auctions in the region occurred back in May, when a beautiful 65-acre residential holding, Slyguff Lodge, sold for an excellent €23,000/ac, or €1.52m.

That particular sale was handled by John Dawson of REA Dawson Tullow and the experienced auctioneer is gearing up for more auctions in the coming weeks. 166 acres at Hughestown, near Baltinglass, and almost 80 acres at Stratford on Slaney, near Baltinglass, are both up for auction on 11 July. Seeing first hand the quality of the holdings, it is easy to see Dawson’s optimistic sentiment towards the lands selling.

Substantial acreage on Wicklow/Kildare border

The first holding is the 166 acres at Hughestown, Baltinglass, Co Wicklow. The more substantial of the two offerings, the property is superb farmland. Walking the farm, the quality is evident. Elevated, the holding is surrounded by the super scenic views that the Wicklow/Kildare border provides. The rolling countryside in the foreground is complimented by the sight of Mount Leinster and the Wicklow mountains in the distance. For this element alone and the fertility of the ground, the land is worth the reasonable €8,000/ac estimate put on it.

As good as the views are, however, it is the farmyard and land that may see this holding sold. The 166 acres of lush grassland are laid out in large, manageable paddocks that can easily be sub-divided.

Well fenced and kept in great condition, the farm is ready to go. The ground is currently being used for silage, as it has not be grazed this year. A shelter belt surrounding the land ensures it is perfect for livestock.

The farmyard is characterised by potential, with the sheds large and spacious. In total, the yard area has three sheds including a large six-bay, slatted shed with centre isle, a six-bay, round-roof shed with lean-to and a five-bay, round-roof shed with double lean-to.

The concrete yard also contains two walled silage pits and a cattle collection pen. The three-bed bungalow was built in 1972 and is in need of modernisation. The holding is being offered in the entire only.

Stratford on Slaney

The second property being offered by Dawson is the 80 acres at Stratford on Slaney and Ballinacrow Upper.

Located circa 6km north of Baltinglass, the property is being offered in four lots by the auctioneer, with the final lot being the entire.

The first of these lots is the residence, the outbuildings and almost 37 acres of ground. The house is a traditional three-bed bungalow.

The house can do with some modernisation, but the potential is there to make it a lovely residence. Its location also makes it practical, as it is located next to the farmyard.

The yard in question consists of a three-bay hay shed with lean-to, a three-bay machinery shed, a five-bay, round-roof shed with silage walls and a five-bay slatted shed with lean-to and slurry tank.

The land is currently all in permanent pasture and is in good condition. The land in this lot also contains river frontage onto the River Slaney.

The second and third lot consist of land only, with the third lot located at Ballinacrow Upper. The guide on each lot is an estimated €10,000/ac.

Auctions

Both properties are up for auction on 11 July at the offices of REA Dawson Tullow on Barrack Street. Interest in both has been strong, according to Dawson.
