A large farm of 137.8ac with a farmyard and fine house has come up for sale in north Kerry. The holding is at Ballybroman House, near Ardfert. It’s being sold by Gary O’Driscoll Auctioneers by private treaty with a price expectation in excess of €2.2m.

There will be a lot of interest in this farm. It’s in an area of good land with plenty of dairy farming. The farm and farmyard are large and essentially in one block. The house is spacious and ready to move in to.

Demand for farmland in the county is currently very strong and it’s not every day a farm like this becomes available to buy.

It’s a good all round location. Ballybroman is 3.5km out from Abbeydorney on a good wide road. It’s 2km from Ardfert and just 9km from Tralee. The land has frontage on two other public roads.

The lion’s share of the farm, 124ac, is in one block with the house and yard. The balance of 14ac is almost directly across the road from the main entrance – it’s not outlying.

The land is all in permanent pasture and divided into about 12 main fields with hedge boundaries. Most of the land is good-quality grassland, elevated and free-draining. There are a few pockets of lower lying ground which could be improved. The land has access from the public road at three points.

The entrance leads to the house with the farmyard behind and is suited for agricultural and other vehicles. There are a large number of sheds in the yard, the biggest being two round roofed haysheds running side by side. The yard was built for general cattle farming.
