A recent sale by Birr-based auctioneer William Rigney caused a stir locally by achieving more than 75% over the original guide price.
Located at Freagh, Kilcormac, Co Offaly, the 32ac non-residential holding drew considerable interest from farmers and developers when it went on the market in February. Originally guided at €475,000, the 32ac holding sold to a local young farmer for €805,000.
William Rigney attributes this appeal to the quality of the farm. “It’s a super piece of ground with a lot of appeal. It has multiple access points, it’s right on the main road and is grade-one, top-class land.”
A trail of buyers who lost out on the sale are now eagerly awaiting any similar land in the area that comes on the market in the future.
One such holding recently listed for sale with William Rigney is a 15ac parcel of good grazing land at Scarry, Kilcormac.

Land at Scarry, Co Offaly, is expected to attract strong interest.
Arranged in a compact single block, the plot benefits from a natural water supply and is accessed by a shared laneway.
Although not expected to raise as much excitement as the Freagh land, the Scarry farm is still expected to attract strong interest.
Guided in excess of €10,000/ac, it is suitable as a standalone holding or as an addition to a farm.
