You are in arable country as you pass New Ross and head down the N25 to Ballinaboola. Previous experience with land sales and offerings in the area ensures you are acutely aware of how productive and sought-after farmland is here. So when you get the opportunity to travel down, you have to take it. And when you hear of a comprehensive farming package that will be fresh on the shelves next week, like the 206 acres at Newbawn, you jump at the opportunity to see it.

It certainly did not disappoint. The farm as an entire package doesn’t get any more comprehensive. The residence is a beautiful five-bed bungalow that is both modern and homely. The land is 206 acres of the finest Wexford ground, while there is a plethora of farm buildings in an extensive yard area.

An active dairy farm, there is a 14-unit milking parlour that was only installed in 2014, which is in excellent condition.

The farm

The farm itself encompasses a total of 206 acres, currently presented in grass. Touring the farm, the paddocks are uniformly the same quality, with little or no waste across the land. It was obvious from the outset that the ground here is managed very well.

The large open paddocks are strip-grazed and, given their size and the ample road frontage, they would be perfectly suited to a tillage enterprise. In reality, any enterprise could be facilitated here. The water supply is perfect and the fencing and hedgerows ensure it is livestock proof.

An extensive roadway network through the farm is well kept and ensures practicality for the farmer, as it leads all the way to the parlour and the yard area. All in one block, there are circa 20 large paddocks in total.

The farmyard

The yard area compliments the land. In excellent condition, it has the capability of housing up to 450 head of stock. Included in the array of farm buildings are the cubicle houses for 146 cows and 300 cattle, a four-span grain shed, a four-span calf-rearing shed and a machinery shed. There are also numerous other buildings for storage.

Each facility is maintained to the highest order, including the 14-unit Dairymaster milking parlour which was installed four years ago. The farmyard also had a major upgrade over the last number of years.

While the land and yard are highly attractive, the house that comes with this package is simply superb. Modern, clean and ready to use, it is a lovely family home that would suit any buyer. Spacious and full of light, one would expect the house alone to receive significant attention due to its private and scenic location.

The lots

Lot one is the main 146 acres including the farm buildings and the residence. The second lot refers to the 40 acres laid out in three divisions and the third lot is a 20-acre holding presented in two divisions with dual road frontage.

All parcels are guided for between €12,000/ac and €14,000/ac.

The offering

Ready to use, it would be a dream for anyone looking to re-locate or a farmer looking to expand.

The holding is up for private treaty. The guide of between €12,000/ac and €14,000/ac is reasonable considering the quality. This equates to roughly €2.5m-€2.8m.

Similar to Rathcoffey Castle on 224 acres in Kildare, which came to the market in recent weeks, the substantial acreage offered means the type of buyer that will purchase the holding is restricted. The guide on Newbawn however is far lower.

It certainly did not take Anne Carton much convincing for me to visit the farm. Looking back, I am delighted I did.
