Greenogue Farm encompasses almost 180 acres and is guided for almost €2.7m or €15,000/ac.

A super holding, the majority of the land (160 acres) is in tillage, with the remainder in grass and internal roadway. The lands are currently in stubble, having harvested a mixture of winter and spring barley this year. The ground has the quality to deliver a broad range of crops, producing excellent yields over the years, with between 3.8t-4t of winter barley grown per acre and up to 4.5t/ac of winter wheat produced. During the auction in October, bidding opened at €2m, or €11,100/ac, and quickly increased with the help of four bidders. It sold under the hammer for € €2.71m, or €15,000/ac.

183 acres in Lucan is guided for a potential €9m

The 183-acre land bank that arrived to the market in early summer in Allenswood, near Lucan, has sold for almost €50,000/ac in late August/early September. The holding, which was offered in numerous lots, was guided for between €5.5m and €9.15m, or €30,000/ac and €50,000/ac. The final sale price was not disclosed, though it was “sold at a level nearer to the higher price,” the auctioneers said. The farm was originally owned by the Pritchard Jones family, who ran an equestrian breeding operation there. It was bought in trust by a Dublin solicitor. It is rumoured the buyer has equine interests in the Munster region. The development potential played a major role in the guide price, though it is currently used for grazing.

The 204 acres in Garristown is of top quality and a holding of this acreage is a rare find in the county.

Guided for €2m prior to auction, Potterton didn’t go too far wrong with the final price. The holding is a superb farm on the Meath-Dublin border. Scenic and idyllic, the lands are surrounded by wonderful views of the unspoiled, rolling countryside. Offered in three lots prior to auction, it was sold in the entire. An arable farm with productive grassland, it was believed to be sold to a tillage and drystock farmer. The farm was offered in late June and generated significant attention prior to the auction.

A grand €2.175m, or just over €23,600/ac, was paid for this quality holding back in June. The auction opened its door at €1m, or €10,800/ac, by a local farmer. Two bidders pushed this price in increments of €50,000, to €1.75m. A pause to proceedings was called and upon resumption a new bidder entered the race as the farmer fell away. Two professionals, a solicitor and an accountant, both bidding in trust, competed all the way until the hammer fell at €2.175m, or €23,600/ac. The land has been rented out to tillage farmers for the last number of years and has been well maintained. The final price represented a certain degree of hope value that may also be attached to the holding, given its close proximity to Cahir, though it must be noted that it is not zoned.

This 168-acre farm in Rathconnor near Fourmilehouse is simply superb. Without an inch of waste and circa €500,000-worth of sheds, the farm was put to the market by private treaty earlier this year. It is believed a sale was close during the year, however it fell through. When it re-emerged on the market, the level of interest in it meant that auction was an obvious choice. The farm opened at €1.2m, or €7,150/ac, and took 12 bids from four bidders before arriving at €1.8m, or €10,700/ac. After a quick consultation with the vendor, it was placed on the market and sold under the hammer.

The price achieved was well above the average price of agricultural land in Roscommon, with last year’s price €6,100/ac in the county.

What this sale proves is the market for good-quality farms with large acreages is strong at the moment. It was bought in trust by Michael Ryan, a Laois solicitor. CL
