In a new venture, Property network Sherry FitzGerald staged its first land multi-auctions last week, where nine different land properties went under the hammer. It’s envisaged that this is the first of a number of planned multi-auctions to take place over the next couple of years. Despite mixed success in the auction room, a number of properties did successfully sell afterwards through private negotiation.

80-acre farm bid to €810,000 in Meath

A fine 80-acre farm situated at Ballymaglasson, Batterstown, Co Meath, is under negotiations following last week’s auction in Trim Castle Hotel, Trim. Selling agent Niall Mulligan from Sherry FitzGerald Royal, Trim, opened the bidding at €700,000, which steadily progressed in €10,000 and €20,000 bids all the way up to €810,000.

With no further movement, the farm was withdrawn at €810,000 and is currently under negotiation. It’s understood that progress has been made, but at the time of going to press a deal was not concluded. The three bidders at the auction included two locals and one outside person.

Leased out for the past seven years, the land is laid out in three large grass fields and comes with good frontage to a county road. The property is situated between the Trim/Dublin road and the Dunboyne/Summerhill road. It was guided at €900,000 prior to auction.

Elsewhere, the same agent sold a nine-acre parcel situated at Higginstown, Athboy, for €68,000 to a neighbour, while a 12.5-acre block of land situated at Tullyard, Trim, sold prior to last week’s public auction in a private deal.

Tipperary parcels now for sale by private treaty

Auctioneer William Talbot, Sherry FitzGerald Talbot, Nenagh, offered two lots for sale in his office at Kenyon Street, Nenagh. Situated at Sallypark, Latteragh, Nenagh, the first parcel comprising a 33-acre roadside holding, opened at €120,000 and proceeded in €10,000 increments to €140,000.

Falling short of the €195,000 guide price, the property was withdrawn at €140,000 and is now for sale by private treaty. The land features circa 14 acres of top-quality free-draining land and 19 acres of forestry.

Elsewhere, a 25-acre non-residential parcel situated at Johnstown, Puckane was bid to €180,000 at last week’s auction. With no further offers, it was withdrawn at €180,000 and is also for sale by private treaty. Recently reseeded, the land is elevated with distant views of Lough Derg and is described as “medium- to top-quality”. It was guided in the region of €230,000 prior to auction.

Meanwhile, Sherry FitzGerald Gleeson, Thurles, offered three parcels of land for sale last Thursday. First up was a six-acre parcel at Athlomen, Thurles, which was withdrawn at action and is now for sale privately. A further six acres at Longford Pass, Urlingford, Thurles, sold under the hammer for €41,000 to a local person, while a 14-acre block at Mount Kinane, Borrisoleigh, Thurles, was offered in two lots. These included a 7.6-acre parcel, which made €35,000, while the remaining circa 6.5 acres was withdrawn at €25,000 and is now for sale privately.

A further 19 acres at Athlomen, Thurles, sold prior to the last week’s scheduled auction in a private deal.

Talks continue for 46-acre farm in Kilkenny

Negotiations are ongoing for a 46-acre non-residential farm situated at Coolgrange, Gowran, Co Kilkenny, after it was withdrawn at last week’s auction. The property was bid to €350,000 at auction but fell short of the €450,000 guide price. It’s understood some fresh interest has emerged since the auction. Just three miles from the mart at Cillin Hill, the land is currently in grass and reported to be mostly of very good quality. Joint agents Sherry FitzGerald Power & Walsh, Clonmel and Carrick-on-Suir and DJ Fennelly, Callan are handling the sale.

Deal concluded after auction in Tipperary

A circa 58-acre non-residential farm situated at Clonmore, Cashel, Co Tipperary, successfully sold after last week’s auction. Although there were four active bidders in the room, auctioneer Aidan O’Dwyer from Sherry FitzGerald O’Dwyer & Davern, Cashel, withdrew the property at €575,000 but agreed a private deal afterwards for a higher figure. It’s understood that most of the interest was local and a satisfactory conclusion was reached.

Described as “top-class grassland”, the land was bounded on one side by the River Suir and by 226 metres of road frontage on the other.

With the exception of two smaller fields, the farm is laid out in one big 45-acre open-plan field that features a number of mature trees. It was guided in the region of €685,000 prior to auction.
