A 183-acre non-residential block of land at Lisselan, Tramore, Co Waterford, is set to go under the hammer. Located along the coast road to Dunmore East, the property can be accessed from either the Pickardstown road or from the Quilla, Drumcannon road. It has been used as a racing surface for the past number of years.

The property was originally cited to become the new racecourse for Tramore. It’s understood these plans are no longer in place and the auction of the proposed site is now imminent. Bought about nine years ago, the owners developed the land into a racing surface but further work is required to develop it into a purpose-built racing track.

It comprises a grassed and cambered oval course with the actual track area raised by one metre. The owners also constructed a lake in the middle which, if developed, would have been used to water the track when required.

In the past number of years, Lisselan has accommodated a number of point-to-points as well as providing a schooling gallop for local trainers.

Scheduled to be auctioned on 15 December next, the property features an expansive 183-acre plain of land that lies adjacent to the embankment at Back Strand. Reported to be at sea level, the land is subject to a pumping system that both drains and waters the land. Two sluice gates work in tandem with the tide and a set of pumps expel water out over the embankment when required.

The land comprises circa 165 acres of farmland while the remainder is made up of reservoirs and dykes. Initially for sale by private treaty, Lisselan is now scheduled to go under the hammer on 15 December next at 12 noon in the auction room of John Rohan from Sherry FitzGerald John Rohan, Cork Road, Waterford. Lisselan is a unique sort of property which should make for an interesting auction in just under two weeks’ time. It is keenly priced with a guide of just €490,000.
