Millpark House, Millpark, Roscrea, Co Tipperary, has arrived on the market. Standing on 40 acres, the property was once home to a dairy herd and comes with a three-storey over basement Georgian residence, a stone courtyard and a range of farm buildings.
Located two miles from Roscrea on the main road to Birr, the property is for sale through joint agents The Leinster Property Auction and Carty Auction Advisors, Athboy. It is currently available through an online auction at leinsterpropertyauction.ie until 5pm on 10 December next. If there isn’t a sale agreed by then, it will be offered by public auction in the Clarion Hotel, Liffey Valley, on 10 December at 7pm as part of a multi-auction conducted by Leinster Property Auction.
Millpark was the former home to the Vaughan family of Golden Grove and later in the 1800s it was leased to Adam Acres. The current owners bought the farm in the 1960s and have lived at the property for over 50 years. Built in the 1700s, Millpark House is a three-storey over-basement residence which has been structurally improved by the owners down through the years. These improvements include a new roof, new wiring, plumbing, floors and a lovely new cream fitted kitchen.
Whoever buys it will likely put their own stamp on it in terms of internal décor, but the house can be found in good sound order.
Some of the features include sash windows with shutters, original plank wood floors, Georgian architraves and coving.
Accommodation includes entrance hall, two large reception rooms, breakfast room, kitchen/dining area, TV room, utility room, shower room on the ground floor, five large double bedrooms and a family bathroom on the first floor with a further three well-proportioned bedrooms on the second floor.
The second floor hasn’t been used for a number of years so it offers a blank canvas to the new purchaser to develop it to suit their own needs. The basement is laid out in four sections and is currently used for storage.
The land
Presently used to finish beef cattle, the land is laid out in big rolling fields that are enclosed by stone walls and home to some fabulous mature trees. In addition to the grazing ground, the 40 acres also incorporates mature lawns, some woodland and an orchard.
With its own separate entrance, the farmyard reflects the presence of a dairy herd gone by with a disused milking parlour and a cubicle shed. There is also a slatted unit, a three-bay hayshed, two stables and a stone courtyard.
Although the reserve price is undisclosed, offers in excess of €475,000 are invited.
