The fabulous sunny morning on Friday last allowed me to view a fine 90-acre farm at Ballydaniel, Camolin, Co Wexford.
The property, which has dual frontage on to the main N11 Dublin/Enniscorthy road and to a local road that leads to Ballyoughter, was used to carry livestock by the owner for a long number of years before being rented.
Set out in one big 90-acre block, Ballydaniel certainly presents a timely opportunity for a farmer in the area to acquire a fine block of land conveniently located on the outskirts of Camolin village. Over the last number of years, about 56.5 acres has been rented to a tillage farmer in the area and, to his credit, he has maintained it to a high standard.
With the exception of a circa five-acre field, most of the tillage land fronts the main N11 road and is currently in stubble.
It’s clear that boundaries have been neatly clipped back over the years and that the land has been well cared for. The other five-acre stubble field can be accessed off the Camolin/Ballyoughter road as can the 33.5 acres that are in grass. To roughly put it into context, the grass is in the middle of the farm and the tillage is around it.
The 33.5 acres of grass, which is in three fields, is currently home to a suckler enterprise.
Some of the fields are laid out in paddocks and while there is a small area that requires drainage on the northern boundary beside the stream, the grass area can also be found in good heart. There is a disused private well on the property but a pump needs to be fitted.
Just five and a half miles from Gorey and a short distance from the M11 motorway to Dublin, Ballydaniel is scheduled to go under the hammer on 10 November next in the Loch Garman Arms Hotel, Gorey, at 3pm. Selling agent Denis Howell, Warren Estates, Gorey, will offer the farm in one lot only and is guiding in the region of €10,000/acre.
Those who visited this year’s National Ploughing Championships may have parked their car on a nearby 32-acre parcel of land that is scheduled to go under the hammer next week.
Just 100 metres from the local church in Ratheniska, Co Laois, this land is described as “prime quality” and apparently is a rare gem. I believe land hasn’t arrived on the market in this particular area for long number of years and to get the opportunity to buy 32 acres is regarded as a once-in-a-lifetime opportunity.
Set out in one block of four fields, the land is currently in tillage and is gently elevated, giving rise to panoramic views of the surrounding countryside or indeed what was the busy ploughing site of a few weeks ago.
With frontage to the Ratheniska/Stradbally road or what is locally known as the Grange road, the property would lend itself to the construction of a house subject to the appropriate planning permission. Property of the late Jim Murphy, this is an executor’s sale and is genuinely there to be sold.
To date, auctioneer John Hennessy, Stradbally, has received a mix of local and outside interest.
Keenly priced at €10,000/acre, it should make for an interesting auction on Friday 30 October next in O’Loughlins Hotel, Portlaoise, at 3pm.
