Described as a “smashing place”, a 66-acre residential farm at Ballyclough, Kilworth, Co Cork, has just been launched to the market by selling agent Michael O’Donovan from Sherry FitzGerald O’Donovan, Fermoy.

Once home to a herd of cows, the property offers the complete package in terms of house, yard and land and comes to the market with an asking price in the region of €800,000 to €900,000.

With extensive frontage to a county road, Michael is offering the farm for sale by private treaty in its entire or in two separate lots that include the two residences and yard on circa nine acres and the remaining circa 57 acres, respectively.

Although only new to the market, the property is expected to stir up a healthy level of local interest given the calibre of the package on offer. Only two miles off the main Cork/Dublin road, the farm is set out in a single 66-acre block of about six relatively level fields that are nicely characterised by lovely mature trees and hedges.

Let out for the past number of years for grazing, the land is without waste and is currently in grass but reportedly would also suit tillage or indeed any farming enterprise.

Situated in one corner of the farm, the two-storey residence is approached from its own tree-lined avenue. In good structural order, the house, which extends to 2,000 square feet of accommodation, includes two reception rooms, kitchen, one downstairs bedroom with en suite, shower room, five upstairs bedrooms and a family bathroom. While the residence has been well maintained down through the years, the new owner is likely to put their own stamp on it in terms of internal decor.

At the entrance to the farmyard lies a small bungalow residence that features a kitchen, sitting room, shower room and two bedrooms. The yard itself is traditional in nature, comprising the former milking parlour (disused) and collecting yard, a three-bay barn with lean-to, a four-bay hayshed, a silage slab and a lovely lofted stone building.

28-acre gem in Co Meath

In the same family for a long number of years, auctioneer Thomas Potterton, Trim, is scheduled to auction a lovely 28.5-acre parcel of land at Cloran and Corcullentry, Athboy, Co Meath, next week.

Described as “super ground”, the property is only three miles from Athboy town and, according to the agent, would make a fabulous site for a house subject to the appropriate planning permission.

Set out in a single block of three fields, the land has been let out for a number of years but has been carefully minded by the tenant farmer.

Without waste, the land is well fenced, features mains water and has a nice section of road frontage. While currently in grass, it’s suggested the ground is also suitable for ploughing.

It goes to auction on Wednesday 12 April in The Property Exchange, Emmet Street, Trim, at 3pm and is guided in the region of €8,000/acre.
