With just 11 of the 200 farms sold in Co Cork last year being residential, according to the Irish Farmers Journal Land Report, it’s little surprise that this 51ac holding in Cooldaniel, Macroom, is drawing strong local interest.
Set back from the road at the centre of the farm is a traditional two-storey farmhouse dating back to the early 1900s. While structurally sound, with a modern roof and windows, the residence requires full internal refurbishment and is likely to qualify for the Vacant Property Refurbishment Grant (VPRG).
Surrounding the dwelling is the farmyard, containing a double-sided portal shed, a large machinery shed, double height stone outbuilding with lean-to, and several ancillary workshops. Traditional in nature, the infrastructure provides a solid base and may be eligible for upgrade under the Targeted Agriculture Modernisation Scheme (TAMS). Notably, one of the outbuildings is the original Cooldaniel House, dating back 300 years to when the farm formed part of the wider Cooldaniel estate.
Actively farmed, the land is laid out in a single block of well-defined fields which benefit from mature hedgerow boundaries. Five of the larger divisions have direct access from the yard, with the remainder serviced by a public road. All in grass and recently cut for silage, the land is well-maintained with 48ac described as good quality, and a further 3ac of overgrown wetland with scope for improvement.
Given its residential potential and manageable scale, the farm would make an attractive starter holding or an equally appealing expansion block. Although several young farmers have expressed interest, auctioneer Frank Walsh says that most current enquiries are from established local farmers looking to grow.
Guided in the region of €15,000/ac, the farm is being offered for sale by private treaty with O’Mahony Walsh Auctioneers and is currently under offer.
