The average price for paid for agricultural land in Tyrone last year rose by 24%, or £3,436/ac, to reach £17,578/ac.

Tyrone remains in third place across NI counties for average land price.

When ranked across the entire island, the Red Hand County is in now in fourth position, up from eighth place in last year’s land report.

There were 2,928ac publicly advertised for sale in Tyrone last year, which marks a 30% increase on 2024 levels. Despite the rise, the total area of land on the market in Tyrone equates to just 0.6% of the county’s grassland and arable area.

Average lot

Overall, there were 107 agricultural properties offered up for sale during 2025, with the average lot equating to 27ac. This compares to 77 lots averaging 29ac the year before. In 2025, we found that 40% of farms for sale in Tyrone were under 15ac in size, with 27% between 16-30ac. A further 14% were in the 31-45ac bracket while 19% were over 45ac.

A dwelling house or building site was included with 37% of agricultural properties advertised in Tyrone last year, meaning 63% of farms were non-residential.

For reference, our 2024 records found that 34% of farms for sale were residential, with 66% deemed non-residential – so mostly the same.

The top price recorded in our survey for the county was almost £34,000/ac for a small block of land in the south of the county. Another high price in our survey was almost £33,000/ac for a larger parcel in west Tyrone.

The lowest price was £7,586/ac for a small block of heavy land in the west of the county.

Our survey found 13% of land sales in the county were under £10,000/ac, and 39% of transactions fell within the £10,001-£15,000/ac bracket.

Just under a fifth of sales were between £15,001-20,000/ac and 29% made over £20,000/ac.
