Supply of farmland for sale is usually tight in Co Carlow – that was the case again in 2025, with even fewer farms for sale than in recent years.

The laws of supply and demand operated, and prices rose strongly.

This year, we are reporting on 20 farms and parcels that were offered for sale in the county, slightly down from 22 in 2024.

We did our calculations on 16 that had sold by year end and met our criteria.

The average price was €16,434/ac, an increase of €1,278/ac, or 8%, on the year before. The price increase reverses a dip seen in 2024.

As the graph shows, aside from last year, land prices in Carlow have been on a rising trend for the past five years.

This reflects the large areas of good land to be found in the county and strong demand from its many commercial farmers.

Typical selling prices for good grassland in the county are now in the range of €14,000/ac to €18,000/ac.

Among the notable auction sales last year, Joe Coogan sold a 40ac farm at Ballinaboley, Leighlinbridge, for €1.05m, or €26,250/ac.

REA Dawson sold 50.9ac at Knocknagee for €21,611/ac, their 29.4ac farm at Newstown, Tullow, was withdrawn at €22,000/ac, and sold afertwards for a considerably higher figure.

Private treaty sales

Successful private treaty sales were concluded by Quinn Property, Donohoe Town and Country, Sherry Fitzgerald McDermott, Edmund Kearney and Pat Gannon. Savills handled one of the larger farms that was offered for sale: Glenderreen Farm at Williamstown, Rathvilly, on 100.8ac, by private treaty. It came with a striking house and a €2m guide price.
