Prices for farmland were rock steady in Co Kerry last year. The average price of farmland sold was €9,775/ac.

This was an increase of €344/ac, or approximately 4%, from the year before.

The supply of land for sale was well down from the 213 holdings offered in 2024.

We examined 137 farms and land parcels that were placed on the market in the county last year. These varied from small sites and single fields, to large tracts of mountain land, from good grazing land to marginal land.

There was planting type land, forestry and commonage.

Finally, we did our calculations on 23 farms of agricultural land that had sold by year end. There was a broad range of selling prices, going from €2,077/ac to €21,193/ac.

Most sales were in the €7,000/ac to €11,000/ac range.

There were a number of auctions, too. Dillon Prendiville sold 87ac with a farmhouse at Ballygrennan, Listowel, for €1.66m or €18,950/ac. At Ardcrone, Gearha, Tom Spillane and Co sold a 42ac holding while Wilsons also held successful auction sales.

Marginal grazing land

Sherry Fitzgerald Stack was busy, handling a good number of farmland sales.

At the lower end of the price range were holdings of marginal grazing land and hill, offered by private treaty and making €4,000/ac to €7,000/ac.

A share of this was purchased for planting forestry.

Most farms put up for sale were under 50ac.

One of the largest sales was a hill holding of 1,300ac at Brandon, sold by McQuinn Property Services by private treaty. The firm sold plenty of other holdings by private treaty.
