The land market in Co Offaly saw a decrease in prices in 2025. The average was €12,024/ac, down by 9%, or €1,205/ac, from the year before.

Supply of land for sale was also slightly down.

We examined 63 holdings that were on offer, compared with 66 in 2024. The area involved was similar at 2,656ac.

We sought prices for land used for grazing, silage, tillage and related uses.

Calculations were carried out on 26 holdings that had sold by year end. That compared with 20 sold the year before. The farms that sold did so in the range of €2,703/ac to €30,000/ac.

Successful auctions

Among the notable transactions, James L Murtagh sold a number of holdings at auction, in the price range of €12,000/ac to €13,000/ac. Wilsons also conducted a number of successful auctions, fetching up to €12,600/ac.

GVM auctioned a 29.4ac holding at Daingan for €12,400/ac while Donal Boyd concluded a number of good private treaty sales. Joe Coogan handled the sale of the fine, 80ac Hill House at Knocknahorna, Garbally by private treaty.

Good working land in the Co Offaly is now making €11,000/ac to €13,000/ac, but the choicest properties can make €20,000/ac.

Active buyers include part-time farmers, business owners with money to invest and dairy farmers.
