The farmland market was quieter in Co Leitrim in 2025. The average price was €6,075/ac, down from €6,419/ac the year before. That was a drop of €344/ac or 5%.
We examined 48 farms that were put up for sale, up slightly from the 43 of 2024.
These were a mix of land types. We sought prices for land suited for general grazing and silage, and calculations were done on 24 holdings that had sold by year end.
For those farms and parcels that sold by year end, the range in selling prices was €2,245/ac to €13,375/ac.
Most sales were by private treaty. Nice grazing land in the county, with a water supply laid on, is generally selling within the range of €5,000/ac to €11,000/ac.
We got a number of comments suggesting that demand for planting land has eased in the county over recent years.
This is because of concerns voiced about the amount of forestry already in Leitrim.
Sucker and beef farmers
Most holdings put up for sale were under 40ac. These averaged €4,263/ac on sale.
Farms over 40ac in size averaged €6,437/ac. The most active buyers are suckler and beef farmers.
DM Auctions held a number of successful auctions with one 16ac holding fetching the top price of €13,375/ac – it had a small cottage in need of refurbishment – and a number of others fetching over €7,000/ac.
Gordon Hughes, Padraig Davis and Daragh Heraghty all had successful private treaty sales.
