It was a brisk year for farm sales in Co Limerick.

However, the average price was €12,773/ac, down from €13,762/ac the year before. The drop was €1,099/ac, or 8%.

Supply of farms for sale was steady. We examined 109 holdings that were offered for sale. It is worth noting that the holdings on sale varied widely.

We did our calculations on 44 farms that had sold by year end, up from 37 the years before. These ranged in selling price from €2,424/ac to €23,333/ac.

Dairy farmers continued to be the most active buyers of land in Limerick in 2025.

GVM sold a 64ac residential farm at Athlacca for €1.25m, and the house was in good order. The same auctioneers sold a 93ac farm at Ballinamona, Hospital – jointly with EJ Mitchell Auctioneers – for €1.5m, well over the guide price.

They also sold a 30ac holding at Ballyshane, Monagea, Co Limerick, for €510,000. The property had frontage on the Newcastle West to Monagea main road. It had a single-storey derelict farmhouse.

Matthew Ryan and Son Auctioneers held a number of successful auctions.

They sold a 102ac farm at Lissard, Galbally, for €1.42m or almost €14,000/ac. The buyer was reported to be a dairy farmer. A 23.8ac holding near Garrydoolis that the firm sold made €490,000, or over €20,000/ac.

Close to half of the farms that sold in the county last year were under 40ac, the other half were over.

Those under 40ac averaged €13,505/ac on sale, while those over 40ac averaged €12,163/ac.
