The land market was buoyant in Co Monaghan in 2025.

The average price was €14,163/ac, an increase of 13% on the €12,493/ac the year before.

There was little change in supply, and we examined 50 farms that were offered for sale, compared with 47 in 2024.

The total area put up for sale was also relatively unchanged in 2025, at 1,335ac.

We did our calculations on 14 farms that sold by year end – down from 22 the year before. The farms that sold did so in the range of €5,246/ac to €29,671/ac. Again, that was broadly similar to the previous year.

Suckler and beef farmers, full-time and part-time, are key buyers in the county, along with business people not actively involved in farming. Land prices in Monaghan, and neighbouring counties, continue to be boosted by demand from Northern Ireland buyers.

Notable sales

One of the most notable sales of the year was a 124.7ac residential farm on the outskirts of Carrickmacross, sold at auction by Raymond Potterton.

It sold in lots for a total of €4.1m.

The farm at Monanny had a fine Victorian house. The property was offered in lots only – but all were bought by the same buyer in the end. We did our calculations on the land values only.

Fee and Associates sold Annareagh House, at Glaslough with 61ac, for €1.8m, or almost €30,000/ac. The house required complete renovation.

Monaghan Property Sales and O’Hanlon Properties also had successful private treaty sales, with the top holdings making up to €21,000/ac. Finally, Tobin Estates sold a 68ac dairy farm by private treaty for a very good price.
