Two farmers and a solicitor dominated the bidding at last week’s auction of a 48.5-acre non-residential parcel of land situated at Morganstown, Ballymore Eustace, Co Kildare. After opening at €500,000, the sale price steadily progressed to €630,000, at which stage selling agent Colm McEvoy Auctioneers, Naas, withdrew the property. However, post-auction negotiations ensued and a deal was concluded for a figure thought to be in the region of €13,500/acre. The buyer was a solicitor who was believed to be acting for a local farmer. The property, which is just over half a mile from Punchestown racecourse and three miles from Naas, is currently in grass and comes with extensive road frontage.

Meath package open to offers

A 13-acre residential holding at Kilrush Upper, Clonmellon, Navan, Co Meath, was withdrawn at €200,000 at last week’s public auction. It’s understood that some fresh interest was expressed after auction but selling agent James L Murtagh, Mullingar, is still open to offers. The property, which comes with a bungalow residence, was guided at €260,000 prior to auction. Meanwhile, it’s understood that a 15-acre parcel of land at Scurlockstown, Delvin, Co Westmeath, has been sold. The property was withdrawn at auction back in April and has sold in a private deal for an undisclosed figure.

Kilkenny parcel is under negotiation

It’s understood that an 11.3-acre residential parcel of land at Tullowbrin, Johnswell, Co Kilkenny, was unsold at last week’s public auction. The property is now for sale by private treaty and is under negotiation. Selling agent Thomas Byrne, Carlow, is handling the sale.

It’s understood that a 15-acre parcel of land situated at Laraheen, Hollyfort, Gorey, Co Wexford, sold prior to last week’s scheduled auction in a private deal.

The property was guided at €8,000 to €10,000/acre prior to selling and it’s believed that a local dairy farmer was the successful purchaser. David Quinn, Carnew and Gorey, handled the sale.

Meanwhile, the same agent in conjunction with Kinsella Estates, Gorey, is handling the sale of a 22-acre property situated on the outskirts of Carnew.

About 10 acres, which is zoned, is said to be “very good grassland” while the remaining 12 acres might benefit from attention. It goes to auction on 17 July and is guided at €15,000/acre.

Bidding for a 36-acre non-residential parcel of land situated at Shangarry, Myshall, Co Carlow, opened at €300,000 at last week’s public auction.

Things steadily progressed to €340,000, at which stage selling agent Thomas and Edmond Kearney, Bagenalstown, declared the land on the market. However, with two adjoining landowners in contention, things didn’t stop at this and it took a further €70,000 before the hammer fell at €410,000, or almost €11,400/acre, to one of the landowners.

Located on the outskirts of Myshall village, the property is currently in grass and has frontage to two roads.

With the exception of a small area in need of reclamation, the land is said to be good quality and comes with an old cottage residence.
