The 36-acre residential property Castlesize House, Millicent, Naas, Co Kildare, sold at auction for €2.7m on Wednesday 9 October. Laid out in grass with stud-railed paddocks, the property is convenient to the Curragh, Naas and Punchestown racecourses, making it excellent for bloodstock purposes.
The opening bid at the auction in the Shelbourne Hotel in Dublin was €1.5m and was handled by Coonan Property. In a competitive contest with four bidders it reached €2.2m in €100k increments. It then slowed to €50k increments with two bidders taking it along. The final bid of €2.7m was the highest bid in the opening round.

The agents withdrew and on return Willie Coonan placed the property on the market and as there were no further bids the hammer came down at the bid price of €2.7m. This is slightly less than the original guide price of €3m.
A spokesperson for Coonan Property said that they were very satisfied with the price obtained and had an excellent enquiry throughout the viewing period.
The house has four large en-suite bedrooms that have preserved many of the Georgian-style features, as is the case for the majority of the residence. These are all located on the first floor. On the ground floor there is an array of rooms including a kitchen, sitting rooms, dining room and study among others. Along with the main residence there is also a gate lodge and gardener’s cottage in place on the property.
