A full house turned up to last week’s auction of a 92-acre farm situated at Cartron, Granard, Co Longford. The property, which is just a mile outside Granard town, sold in three lots for a combined figure in excess of €707,000.

Selling agent Eamon Drake Auctioneers, Granard put up the first lot comprising 57 acres, which was bid to €400,000. Falling short of the reserve, this lot was withdrawn at auction but sold afterwards in a private deal for a higher figure to a local farmer.

A further 12 acres with a two-bay double-sided slatted shed at Cartron averaged over €11,400/acre when it sold for €137,000, also to a local farmer.

The final lot of 23 acres at Feriskill sold for €170,000 to the same man who bought the 57 acres. It’s understood the entire made in excess of the €8,000/acre guide price.

Two out of four in Co Roscommon

A 72-acre residential holding situated at Tarmon, Castlerea, Co Roscommon, was offered for sale in four lots at the recent public auction. The first lot comprising a period house on 22.93 acres was bought by a local farmer for €159,000. Not stopping there, the same man also secured a 6.65-acre parcel for a figure in excess of €33,000 after auction.

The remaining two lots of circa 25.72 acres and circa 16.68 acres respectively, generated little interest at auction and were both withdrawn. They have, however, started to develop some forestry-based interest as well as local farmer enquiries since the auction. Auctioneer Paul Lafferty from James Cleary & Sons, Castlerea is handling the sale.

Offaly farm open to offers

A 42.5-acre non-residential farm situated at Ballymooney, Geashill, Co Offaly, is open to offers following last week’s public auction. Selling agent Gordon Cobbe, GVM Auctioneers, Tullamore, withdrew the property at auction and is now offering the farm for sale by private treaty. Described as “a decent parcel of grassland”, the farm borders the Tullamore river on one side and is accessed from a shared laneway. It was guided in the region of €300,000 prior to auction.

Limerick farm under negotiation

A 62-acre non-residential farm situated at Rathanny, Hospital, Co Limerick, is under negotiation following last week’s public auction.

After opening at €250,000, the bidding steadily progressed to €360,000 with the help of two active bidders. With no further movement, selling agent Richard Ryan, GVM Auctioneers, Kilmallock withdrew the property at €360,000 and is now in private negotiations.

Containing areas of “very good-quality land”, the farm was let out for a number of years and would benefit from some attention.
