Landscape Stud, near Kilsheelan, has been sold under the hammer at auction. The exceptional holding, which generated substantial overseas interest, finished at €1.83m. Bought in trust by a Cork solicitor, it is believed that the property was purchased by a Kildare native with American show jumping interests.
The highest under bidder was an English equestrian agent with show jumping persuasion. A separate under bidder was from Hong Kong. The international nature of the bidding highlights the quality of the property. Previously owned by Phonsie O’Brien, brother of Vincent and father of Gillian, the tradition and history of the package could only have helped its outcome.
The auction itself was highly anticipated. Handled by Paddy Jordan of Jordan Town and Country Estate Agents, bidding opened at €1m before four bidders increased the price to €1.65m. At this point, it was placed on the market.
Further bids saw the package rise to €1.83m before it was sold under the hammer. The final price was €1.83m and the buyer, along with all the under bidders, were from overseas.
The property
The house is a wonderful 4,500 sq ft Georgian residence. Surrounded by mature trees, it has ample privacy. The interior is excellently maintained and the house has a traditional feel. While the house looks substantial, it retains a homely feel and contains four bedrooms, an entrance hall, a magnificent drawing room, a study/family room, a dining room, a kitchen, an office and a cloakroom.
In addition, there is a quaint guest suite which includes a bedroom and bathroom.

The 91-acre Landscape Stud recently sold.
The stud and lands
The yard includes 14 boxes, a three-bed staff flat, a hay barn, an eight-unit walker, a lunging ring, a walled garden and three isolation boxes. Fully functioning, it is kept well and is notably very tidy. In terms of practicality, it couldn’t be more so. The stud is within 50m of the house, with the lands surrounding both.
Speaking of the lands, in total they equate to 91 acres. Mainly limestone, the paddocks are laid out in eight divisions. Currently all in permanent pasture, they contain a superb shelter-belt along the perimeter of the lands and have extensive road frontage.
Situated just outside Kilsheelan on the Waterford-Tipperary border, circa 7km from Clonmel and circa 12km from Carrick-on-Suir, the property’s location is very desirable.
