Almost 20 acres in Gilltown, near Stapletown in Co Kildare, sold under the hammer for €180,000 or over €9,200/ac.
The holding opened at €140,000, slightly over its guide at €150,000. With interest in the room to the tune of three bidders, the holding flew to €180,000, at which point it was sold. The land is good quality arable land and is currently set in rapeseed. It has good road frontage. The land was sold to a local farmer. Handling the sale was Eamon O’Flaherty, Sherry FitzGerald Brady O’Flaherty, Maynooth Kildare.
Businessman pays €6,500/acre
Two auctions handled by Dillion Murtagh of Murtagh Bro’s both sold at auction in recent weeks, with one selling under the hammer and the other after a withdrawal.
The first of these holding was a 27.5-acre parcel of land in Portloman, near Mullingar. Opening at €150,000 or almost €5,500/ac, three bidders pushed the price towards €180,000. It was then placed on the market and sold. The buyer was a local businessman. Of the three bidders, two were local and one was from outside the locality.
The land itself was of mixed quality, with most of it good grazing ground and other parts heavier in nature. It was previously owned by a livestock farmer and the farm was used for grazing.
25 acres in Ballard
The second property offered was in Ballard, which is located in close proximity to the 27.5-acre holding at Portloman. This holding did not have as much interest from the floor and was withdrawn after the opening bid of €150,000 went no further. After negotiations, it was sold to a local farmer for a higher sum. This holding was used as grazing ground.
Both auctions took place in the Greville Arms Hotel in Mullingar.
Wexford lot hits super sale
Sweetfarm House, a residential holding on 27 acres, with top Wexford land, was sold in two separate lots recently. Located near Enniscorthy, the house on three acres sold while the land was withdrawn and sold after. The result, similar to other auctions David Quinn has handled this year, was superb.
The house, standing on three acres, cracked under the hammer for €455,000. The remaining 23 acres was withdrawn at €250,000 and sold after to the highest bidder for substantially more.
The first lot of the auction was the residence. Opening at €300,000, two couples bid for the holding. Moving towards €420,000 quickly, it was put on the market. A few more bids pushed the holding out to €455,000, at which point the hammer fell. The house is a 2,200sq ft Georgian-style period home. With four bedroom in total, the holding also contains a number of older stone buildings to the rear, which are in need of modernisation.
The second lot was the land. After a difficult start, it finally opened at €200,000 when a farmer not from the immediate locality bid on the holding. Two bidders eventually pushed it to €250,000 before it was withdrawn. Negotiations ensued after with the highest bidder (the original bidder) and it was sold for an undisclosed sum.
A super price after withdrawal
A super 56-acre holding at Carron near Limerick Junction in Tipperary sold recently under the guidance of Noel Corcaron of Corcaron Auctioneers. Withdrawn from auction at €630,000 or €11,250/ac, a ‘protracted period of negotiations’ with the highest bidder yielded a price far higher for the holding. While the price was not disclosed, it is understood to be substantially higher.
The bidding opened at €500,000 and there were five active parties on the day. The interest shown in the property prior to auction was represented in the bidding and it did not take long to reach €630,000. However, this proved the sticking point and it was withdrawn.
Irish Country Living understands that a local businessman in the cattle fattening industry purchased the holding. The vendor is from the locality.
The farm is a renowned cattle fattening holding and is currently used for silage as it has not been grazed this year. It is well fenced, has a good shelter belt for cattle and has a good water supply.
The auction took place at the Ballykisteen Hotel.
Progress made on Crowe Park
Another property for sale that is handled by Quinn is Crowe Park House on over 60 acres. Quinn confirmed that the lands around the residence, which were offered in separate lots to the house, were close to sale at the sale agreed stage. The top-quality 42-acre lot is believed to be making its guide of between €12,000/ac and €14,000/ac. A separate lot, 21 acres, is believed to be making its guide of between €10,000/ac and €12,000/ac. The first lot is the house, farm buildings and 1.7 acres of land. This remains unsold.
Free draining, the fields are divided into lots by the access road. Presented in predominately tillage, barley has just been sown on the land. The ground here is suited to any agricultural or equine purpose.
