A 58.5ac residential farm in south Tipperary sold at public auction for €730,000 on Wednesday 2 March. An executor sale, the auction took place at the offices of Dougan Fitzgerald in Clonmel. With everything from prime tillage ground to mountain grazing, there was something for everyone on offer.
Speaking after the auction, John Fitzgerald of Dougan Fitzgerald said: “We were delighted to see the property exceed its guide price. There was competitive bidding across all the lots on offer.”
Lot 1 – a 7.2ac quality tillage field at Burgesland – opened at €70,000 and saw three active bidders compete before the gavel fell at €126,000, or €17,500/ac.
Lot 2 – a 28ac holding on the Newcastle-Melleray road – had a guide of €10,000/ac. It opened at €250,000 and went up in increments of €5,000/ac before selling at €300,000, or €10,714/ac.
Lot 3 – 23.5ac located at Bahernagh, Newcastle with an old thatch house and outbuildings with access through a local lane. Initially guided at €8,000/ac, bidding opened at €130,000. Competition from three bidders saw the gavel fall at €230,000, or €9,787/ac.
The final lot, lot 4, was a one-44th share of mountain rights comprising of access to roughly 50ac. There was strong competition here again with three interested parties before it sold for €73,000.
