Affordable homes remain difficult to find in many parts of the country, particularly within easy reach of Dublin. As recent as Thursday 5 March a search of houses valued at €200,000 or less revealed only five such properties were listed in Co Kildare.

In contrast, there were 103 houses in this price range in Co Mayo currently. This highlights the gap in demand and pricing between the west and areas closer to the capital.

Ballina-based auctioneers Fox & Gallagher has a pair of residential properties that are eligible for refurbishment grants within the aforementioned price bracket. One qualifies for the Vacant Above The Shop grant and holds a prominent corner position in the north-Mayo town of Crossmolina.

Hickson’s on Church Street comes to the market with an asking price of €175,000. The four-bedroom end-of-terrace property extends to about

193 sq m. Many locals will remember the building from its previous life as a clothing shop, and it remains a recognisable feature along the street. The property has been vacant for some time and will require refurbishment, but it includes considerable space and flexibility.

Inside, there are several reception rooms along with four bedrooms spread across two floors. Large windows bring plenty of light into the main rooms, while the building’s layout leaves open a number of options for a future owner.

Given its location on Church Street, the property could potentially work as a mixed residential and commercial space, subject to planning, though it would also suit a buyer looking to restore a substantial townhouse. Shops, schools and everyday amenities are all within walking distance, making it a convenient base in the centre of Crossmolina. Ballina train station is just 11km away.

Bungalow in Ballycastle

A second option is located 22km away at Ballycastle on the north Mayo coast. Fronting on to the Wild Atlantic Way is a three-bed bungalow at Rathoonagh. Sitting on a 0.4ac site in a quiet rural setting, it extends to about 118m sq m, and includes a sitting room, kitchen dining area and a bathroom.

An attached garage offers useful storage space and could provide scope for conversion depending on a buyer’s plans. Gardens surround the house and the site provides room for outdoor space without being difficult to maintain.

Location is a major attraction here because this house is less than 2km from Ballycastle village and a number of beaches close by. Local landmarks such as Downpatrick Head and the Céide Fields are also within easy reach, adding to the appeal for buyers looking for a home close to the sea.

Finally, this property is located 26km from Ballina train station, for those needing to commute longer distances.
