It isn’t too often that arable land set in tillage is guided for between €5,000/ac and €6,000/ac in Leinster. In fact, travel 30 minutes south to north Wexford or 30 minutes west to Carlow, tillage land may go for €10,000/ac more than the guide on this farm in Avoca.

The first thing that comes to mind when you hear the guide on this farm is that the value is superb. Encompassing almost 180 acres, it is laid out with 85 acres in tillage, 80 acres in grass and the balance of 15 acres in scrub and woodland. The holding is being offered in five lots by the agent David Quinn of Quinn Property.

The lots

Lot one: Comprises of 33 acres of tillage land. Good quality, it has the highest guide of all the individual lots, with €7,000/ac slapped on. It is currently in stubble from corn.

Lot two: This is a 51-acre package which is accessed from a concrete laneway from the public road. This is mainly tillage land with some scrub land. The guide is between €5,000/ac and €6,000/ac.

Lot three: This is 70 acres also accessed from a concrete laneway off the public road. It is in grass and maize, and is also guided for between €5,000/ac and €6,000/ac.

Lot four: This is 23 acres in total. This has access from a separate road than the other lots. All in grass, it has the same guide as lot two and three at between €5,000/ac and €6,000/ac.

The entire: This has a guide of €1m. It is 178 acres with no farm buildings or a residence. According to Quinn, it is an executor’s sale and the property is there to be sold. The guide price was chosen as it best reflected some of the sales in the area over the summer time. The price tag will no doubt be an appealing factor for those looking to purchase arable land in Leinster.

Auction

Rented for the last number of years, it has been kept in good condition. The grassland is reasonably well fenced and there is a natural water supply on the holding. The auction will take place on Monday 1 October at the Wooden Bridge Hotel in Avoca.
