What is rare is wonderful and this applies to a 60-acre residential farm in Dunquin, Co Kerry, that Éamonn McQuinn of Tralee-based McQuinn Property Services Ltd offer for sale by private treaty.

Located at the western end of the Dingle peninsula, the holding overlooks the Blasket Islands and is situated on the Atlantic side of Mount Eagle.

“This is a unique property. It’s very rare that a substantial piece of land here makes its way onto the open market,” says McQuinn.

The Dunquin roadside residential property is located just off the R559, in the townland of Gleann Loic.

A tall, five-bedroom two-storey traditional farmhouse, the dwelling is in good order in reasonably good condition.

The yard contains a three-bay slatted shed and planning permission for a 100-unit sheep house is valid since 2017.

A large concrete apron suitable for storing silage is also present. There are a number of disused sheds and outhouses, all in good condition, adjacent to the dwelling that may offer future development potential.

This includes an old second separate dwelling close to the farmyard, which offers the potential to be renovated. This is likely to appeal to buyers as obtaining planning permission for new buildings has proven difficult in the area in recent years.

Two thirds of the land could be described as good grazing ground, with the balance being good-quality mountain ground. Most of the land is in grass and with the exception of some smaller parcels, is all in one block. There is a small commonage share of four acres included.

The garden has both an apple and pear orchard and is well sheltered. Up to 500 trees have also been planted on the perimeter boundary, offering good cover for livestock.

McQuinn told Irish Country Living that it is likely to appeal to both agricultural and commercial interests.

“It’s 15km west of Dingle and has great commercial potential, as the house and the yard are close to the Blasket Centre (Ionad an Bhlascaoid Mhóir). There are a number of these old stone cottages and disused sheds that could offer a wide range of uses.”

The house is centrally located within the land and farmyard, approached by a driveway off the public road.

As the house is located in the centre of the yard, the auctioneer said there is no option to purchase the dwelling separately.

Given the uniqueness of the property in terms of size and location, McQuinn was slow to give a guide price, but he conceded there was a lot of genuine local and international interest in this rare property. It is definitely one to watch.
