A farm extending to 105 acres with housing for 400 beef cattle and a four-bedroom house has been put on the market in Co Derry at a guide price of £1.15m (€1.29m). The residential farm is near the village of Eglinton and its sale is being managed by Dublin-based auctioneers Savills.

The land and farmyard

The land and farmyard are available in one lot at a guide price of £900,000 (€1.01m) and the house can be sold separately, with offers invited at around £250,000 (€280,600).

The land is laid out in one block, with the farmyard located at the end of a short concrete lane and positioned relatively central within the farm.

The farm is mostly in grass, with some land in stubble ground at present following a cereal crop last year. The grassland has been well managed and most fields contain recently reseeded swards, with clover present.

The land is mostly clay loam soils and most fields are in a shallow incline and benefit from the well-functioning drainage systems. The farm rises from 15 feet above sea level to 125 feet and is laid out in 12 fields with the largest being 20 acres in size.

Fenced

The farm is well fenced around the perimeter, however not every field within the farm is stock proof. There are also hedgerows along most fences between the fields and there a series of internal, hardcore tracks that are currently grown over with grass.

The property has been used for beef finishing, although some land was leased for tillage farming. The farmyard is well laid out and very spacious.

A modern farm building

The modern farm buildings provide housing for 400 cattle and are serviced by a mains water supply.

The largest buildings are a pair of 11-bay steel portal frame sheds, with slatted tanks beneath. The two sheds were constructed in 2010. Both are well ventilated and 53m in length.

One shed is 9m wide and the other is 5m in width.

A six-bay shed standing at 28mx14m is part slatted and part solid floor. The shed contains a fully roofed feeding passage and was constructed in 2005. The fourth building is also part slatted, part solid floor and is a four-bay portal frame structure. It has a lean-to which contains a crush and cattle handling pens. There are also three 32t feed bins and a secure workshop in the yard.

Dwelling House

The lot containing the house and 0.67 acres of land is positioned separate from the farmyard, alongside the Killylane Road.

The property has excellent views over Lough Foyle, the Inishowen peninsula in Co Donegal and Binevenagh mountain in Co Derry. The house is one mile from Eglinton village and seven miles from Derry city.

The house

The two-storey house was constructed in 2002 and contains three receptions rooms and four bedrooms. The building has a harled and painted exterior, and is positioned on an elevated, north-westerly facing site.

The house is heated with oil-fired central heating, with a Rayburn range cooker heating radiators and water. Within the site, the house is in a central position with a gravel driveway, garden grounds and deciduous trees present.

The building has been designed to make use of natural light and the surrounding views of the northwest. There is an open fire and a woodburning stove.
