Farms in the southeast continue to be prevalent in the land market this spring. When many parts of the country are holding back land because of a bad spell of weather or Brexit, the southeast seems to be getting on with business, as much as possible anyway.

So far, our database has recorded six large properties encompassing 100 acres or more, as being offered to the market in the region already this year. The uncertainty that seemed to have gripped large parts of the country in 2018 and the early part of 2019, doesn’t seem to be having the same effect here.

With that, 212 acres is for sale by public auction in Wexford. Previously offered for sale by auction last October, the farm was removed from the market with the view to being auctioned this spring. The new auction date is set for 27 March at 3pm in the Riverside Park Hotel, Enniscorthy, Co Wexford. The farm was owned by the late John Quinsey. It was previously a beef, sheep and tillage farm.

The property is located circa 2km from Enniscorthy and stretches across the townlands of Kilcotty, Cooladine, Kilpierce and Baurela.

The offering

Interestingly, the farm is not being offered in the entire. Instead, it is being offered in individual lots. The lots are divided by geography, with neither individual parcel adjoining any of the others. The lots vary in size and while each are guided at between €9,000/ac and €10,000/ac, it would be expected that a number of the smaller parcels will achieve a greater sum.

Lot one

The first lot is located in Kilcotty and is by far the most comprehensive. Totaling 134 acres, it contains a residence and an extensive farmyard. The residence here is a four-bedroom traditional farmhouse. The house is approached by an attractive tree-lined avenue and is nestled in the centre of the 130 acres. The privacy of the house is second to none, and its close proximity to the farmyard and the land would ensure that it is practical. The residence, however, is in need of repair and investment.

The farmyard is directly behind the house, but has a separate entrance. There is an array of farm buildings here, including a four-span 25ft round roof shed with 20ft lean-to, a three-span 25ft round roofed shed with double lean-to, and a six-span round roof shed with a double five-span lean-to. There is also a large modern sheep shed that was built in the last 20 years, five box stalls, a silage slab and a cattle crush. The farmyard is very spacious and ideal for large machinery.

The land here is top-quality. It is in one compact block and is presented in an estimated 65 acres of grass and 65 acres in tillage. The agent handling the sale, Frank McGuinness of Sherry FitzGerald O’Leary Kinsella, noted that every acre here could be set in tillage and the soil around the area is ideal for intensive agriculture. As a plus, there is over 1km of road frontage on the property.

Lot two

Lot two is located in Ballybeg and Baurela.

It is 44 acres in total with 35 acres of this in tillage.

There are a number of acres of waste at the rear of this holding but for the majority, it has been kept in excellent condition. It is split into five divisions.

Lot three

This parcel is 16.5 acres in total and is located in the townland of Kilpierce.

This is a super piece of ground and currently is all under tillage in one large field. It also contains extensive dual road frontage.

This holding has had significant interest thus far.

Lot four and five

The fourth offering is the smallest. It totals just under nine acres in Cooladine.

The fifth lot is just over nine acres. The land here is excellent quality and similar to the other smaller lots, it is under tillage.

Guide price

Each lot is guided for €9,000/ac. By the standard of the land, the ideal location and the size of some of the lots, this is a very conservative figure. Interest seems to be strong so far in the majority of the land.

The agent told Irish Country Living that there were some very strong farmers in the area.

According to the Land Report, published in this week’s Irish Farmers Journal, land prices jumped by 3% to €11,266/ac in Wexford last year and the land market in the county was strong.

It will be interesting to see whether this trend will continue.
