A residential farm of 121ac of very good land is for sale near Buttevant in north Co Cork. The farm is at Ballyellis and will be offered at auction by Dick Barry & Son Auctioneers.

The area is midway between Buttevant and Doneraile, off the R522. The farm for sale is about 600m off the main road, on a local public road. It’s c3.2km from Buttevant and c15km from Mallow, 34km from Mitchelstown and 50km from Cork city.

The farm is in an area with generally good land.

Given that it’s a large farm of good land, this property will attract a lot of interest from active farmers in the wider locality. This is a progressive farming area with a good share of dairy farming and some tillage.

Adding spice to the mix, it’s an executors’ sale – the farm is being put up to be sold. The vendors are the representatives of the late Margaret O’Connor.

The farm

The 121ac is in one square-shaped block. It is laid out in eight main fields, all of them of regular shape. The land is good-quality and is in cereal stubbles. The farm has been rented out for the past number of years but it has been well minded and is in good condition.

The sheds and yard would be fully usable after some tidying.

The farm has c1.6km of frontage on to two public roads.

The farmyard and house are together at the side of the road. Some potential buyers will see this as an advantage as the house could be sold off if not wanted.

The yard has two roofed-over silage pits, built side by side and with a lean-to on each side. There is also a round-roofed machinery shed. The yard just needs some basic tidying up to make it usable. It has its own separate entrance from the public road.

The house

The farmhouse is about 100 years old. It has been unoccupied now for about five years and needs some upgrading as a result. It is about 1,200ft2 in area and has four bedrooms. It has oil-fired central heating and mains water supply. There is a detached garage alongside.

The house has been unoccupied for about five years and requires some upgrading.

The guide price for the farm is excess of €12,000/ac. It will be offered for sale at auction on Wednesday 23 November at 3pm in the Charleville Park Hotel.

There has been keen interest in the farm from neighbouring farmers, auctioneer Michael Barry said.
