€17,600/acre in Wexford
With spectacular sea views located between two golf courses, this remarkable setting raised serious interest from two bidders. Located at Kiltennel, Gorey, Co Wexford, this 21-acre non-residential parcel saw bidding open at €300,000. Strong bidding from the floor quickly increased the price to €360,000, at which point it was withdrawn. After consulting with the vendor, the property was then placed on the market with two further bids of €5,000 seeing the hammer drop at €370,000, or in excess of €17,600/acre. The buyer is believed to be a local businessman. The sale was handled by Niall Flaherty of Warren Estates, Co Wexford.
Two out of three in Meath
Thomas Potterton, of REA TE Potterton Auctioneers, brought three separate parcels to auction last week. The first of circa 11 acres at Cloneycavan, Ballivor, was grazing ground situated at the end of a cul de sac just outside the village of Ballivor. The property opened at €15,000 and bidding from three local farmers saw the price climb to €31,000, at which point the hammer dropped, giving a price of slightly over €2,800/acre.
The second property offered for sale was a 31-acre parcel at Kiltoome, Trim. The bidding was opened at €180,000 on the day. With only two bidders, the property was withdrawn at €210,000 and is currently under private negotiations.
The third and largest property offered by Thomas was a 38-acre farm with a derelict residence located at Cloncurry, Enfield. The farm was offered for sale both in the entire or in two separate lots: a residence on circa 12 acres in lot one and a second lot of circa 25 acres. The residence on circa 12 cares was bid up to €205,000, with the 25-acre parcel bid to €165,000. The entire was then put together with an opening bid of €380,000. Two bidders battled it out to quickly drive the price up to €450,000, but the action then slowed with the property selling for €456,000. The buyer is believed to be an adjoining farmer who has been renting the land for the past 30 years.
33 acres withdrawn in Laois
A heavily fragmented circa 33.5-acre package located at Kilmalogue, Portarlington, Co Laois, was withdrawn at auction last week. With no interest in the entire, the property was offered in three separate lots. The first lot incorporated a farmyard with a three-span hayshed and a lean-to on circa 8.5 acres. This lot was opened at €80,000 and bid up to €100,000, at which point it was withdrawn. The second lot of circa 6.5 acres opened at €40,000 and bidding ceased at €57,500, at which point it was withdrawn. The final lot of circa 18.5 acres also remained unsold after being bid to €110,000 after originally opening at €90,000. The three lots remain unsold. However, private negotiations have since ensued. The land was described as “reasonable grazing ground” by Matt Dunne Auctioneers, Portarlington.
11 acres in Wicklow
An 11-acre non-residential property with an address at Ballygahan, Avoca, Co Wicklow, sold after auction last week. One bid on the property of €70,000 was enough to see it withdrawn with private negotiations ensuing. Guided at €90,000 prior to the auction, it is believed to have been sold for near this sum in the finish. The buyer is believed to be an adjoining dairy farmer. The sale was handled by David Quinn of Quinn Property Auctioneers, Gorey.
