A 47.1ac holding with a house and yard has come on the market in north Kildare. It’s at Ballycannon, outside Kilcock. It is being sold by Sherry Fitzgerald Brady O’Flaherty and is going for auction.

This farm will be of interest to many different potential buyers - it is in a good location and the house and land are in very good condition.

The farm is located on a local road off the R407 which links Kilcock to Clane. It’s close to a number of busy towns including Kilcock and Maynooth.

It’s an easy commuting distance from Dublin - there is train and bus services from Kilcock, where there is also access on to the M4 motorway. The farm is 4km from Kilcock and 10km from Maynooth.

Going the other direction, Clane is 12km and Naas 21km where there is access on to the M7 motorway.

The land lies in two divisions. One is 34.6ac with the house and yard, This block has lengthy road frontage – almost 1km. The other block is 12.5ac directly across the road.

It is accessed by a wide, stone-surfaced lane from the public road.

The land in the general area is good quality and so too is the land for sale. The land is clean and has been well maintained. There is not an inch of waste on the holding, auctioneer Eamon O’ Flaherty said.

Over half of the land is in permanent pasture with one 15ac field in a crop of cereals.

There are good hedge boundaries around fields. There are several access gates onto the public road.

The house and farmyard are together, close to the road. Each has a separate entrance. Built in the 1960s the single storey house is family sized at 1,450 square feet.

The four bedroomed house has maintained gardenareas to the front.

There are four bedrooms in addition to kitchen/dining room, living room and a conservatory. The house is in good condition. There are well maintained gardens to the front of the house and plenty of tall trees giving privacy.

The farmyard has a range of sheds including a cubicle shed, loose cattle shed, a three bay hayshed with lean-to, machinery and storage sheds, a silage pit and a cattle handing pen. There is a large, concreted open area.

The farm will be offered for sale by public auction on Thursday 18 August at 3pm in the Glenroyal Hotel, Maynooth and also online on the LSL Platform. It will be offered in two lots plus the entire.

Lot 1 will be the house and yard on c34.6ac with a guide price of €850,000. Lot 2 will be c12.5ac – across the road – with a guide price of €200,000. Lot 3 will be the entire with a guide price of €1,050,000.

“This farm has been expertly farmed over the decades by the Ward family,” Eamon O’Flaherty said. “It features the best of North Kildare land. Already the farm has generated significant interest from both near and far.”
