A 60-acre residential farm in Co Westmeath is up for auction at the beginning of December. The Bawn, Knockmant, Killucan, Co Westmeath, was previously offered on approximately 30 acres. However the vendors have decided to offer the entire property to the market, making it circa 60 acres. The proposal is to sell the property by auction on Thursday 5 December 2019 in the Greville Arms Hotel, unless previously sold.

The property is being sold in three lots. Lot one is the house on approximately four acres, with an advised minimum value (AMV) of €375,000. The three-bed, single-storey house is over 3,500 sq ft. It has a central vacuum system, mains electricity, mains water and filtered drinking water, a water recovery tank, oil-fired central heating, electric security gates and an alarm monitoring system.

Lot two is approximately 26 acres of agricultural land, of which 16 acres are tillage and 10 acres are of maturing woodland.

Its AMV is €180,000 to €200,000. This lot adjoins the house but has separate access from the public road. The tillage land is in stubble ground at the moment and is all high, dry, south-facing land. The woodland is a mix of hardwood and softwood.

Lot three is separated from the other two by the Mullingar-Killucan road. It is 30 acres of grassland with an AMV of €200,000 to €225,000. It is also described as good land with convenient access to Killucan village.

The sale is expected to attract interest from farmers. It is being handled by Colliers International in conjunction with James Murtagh of James L Murtagh, Auctioneers in Mullingar.
