Offered in three lots by auctioneer Dillon Prendiville, lot one comprised of the dwelling, the yard area and 37 acres. The second lot was the remaining 42 acres. The third and final lot was the entire.

When no bids were placed on the first lot, the second lot was not offered. Attention then turned to the entire lot, which garnered decent interest.

The dwelling itself is a detached two-storey house. Containing five bedrooms, it is modern and spacious and in very good condition according to the auctioneer. The yard area contains numerous farm buildings but most are in need of modernisation.

Former dairy farm

Once upon a time a dairy farm, the yard contains a cubicle house that can facilitate 50 cattle, a holding yard and milking area with no equipment. For a dairy farmer, investment would be needed to get the operation up and running.

The land itself is of very good quality. Excluding 10 acres of heavier ground at the end of the holding, the remaining circa 69 acres is regarded as very good grazing ground. The holding is well fenced and water is provided by main supply.

Good condition

The land has been rented out for the last number of years to a dairy farmer and has been kept in good condition. It contains road frontage on to two secondary link roads and is located just 1km off the N69 Listowel to Tralee road.

The sale concluded with the property making €705,000 – €130,000 more than its guide.
